Browse Forums Building A New House 1 May 08, 2013 6:16 pm Hi All, I'm a first home builder, I've just gotten some figures back from my builder regarding siteworks and was hoping someone with some more experience than me could tell me if anything is unusual. (Are they trying to screw me) We have a large block (~1800m2) in Wellard (The Village) We have a "battle axe" style block which has a slope at the front but the building area is rather flat. The figures I'm curious about are "Earthworks" at ~12k, the house is a reasonable sized 4x2 (~300m2) So i have no idea what is involved in that. The power/water and sewage run ins seem a little steep to me (55/18/43 per meter respectively) An "Access Track Allowance" of ~3k which baffles me, for that much i could almost get a concrete drive way layed. Other things I'm not sure on: Shire Deposit ~1.5k Engineers Site Inspection ~1.3k Non Standard Engineer Details ~500 Ends up totalling around 28k up from an initial 17k If anyone could let me know what they think of these figures i would be very thankful, Any tips or tricks a first home builder needs would be appreciated as well. We still had to bring in 1300m3 of fill to get a level site. About 140 truckloads. Our "pad" is approx 650 sqm. For this we paid $7K. Shire dep, cant do much about that. The rest is a ripoff. Why not get the specs that they wish the site completed to and get a quote from an outside contractor. This should give you a good indication of price. With battle axe it does cost more as they charge for extra cartage, more concrete pumps, access tracks, perhaps more drainage. I'm not saying that's what it should cost, but after scoping out the site costs from a lot of builders for battle axe blocks - it really does seem that if they can charge for it then they will. I'm in Wellard too though - where is your block, one of the homestead ones? I'm guessing by the battleaxe description either Ashby or the cup-de-sac nearer the train line We're looking at a 600m2 traditional lot and $16700 for site works so as much as you don't want it to be $28000 I would say thats probably right. Does that include the clearing of the trees? I noticed some of the other homesteads had some funny access surface put in too, its to get up that "steep slope" in front of the building envelope. The full breakdown is: Eatherworks 12k Bulk sand removal 500 Paving Prep 650 Slab Prep 325 Grano Prep 325 Removal of Roots & Rake 1.5k (We got trees externally cleared leaving only roots) Power Run in 1.6k Water Run in 500 Sewer Run in 1.8k Move meter box 400 Shire Deposit 1.5k Engineers Site Inspection (E/O what ever that means) 1.3k Contour Survey E/O 650 Non Std Repreg E/O 520 Access Track Allowance 2.6k - considering we already have a road base track heading in this seems suss Concrete Pump 1.3k Non Standard Engineers Detail 500 Our "driveway" is roughly 18 meters putting the site itself roughly 20 meters off the road. Initially we were going to sign the papers with 17k allocated for site works, I was a bit sceptical as we were initially going to get the builders to clear (they quoted somewhere around 5-7k) and we needed to build a bit of a margin into the loan for unexpected costs that always seem to pop up. So we increased it to $27k they want us to change the provisional amount to $28k and i'm just reluctant to agree seeing as we were initially going to only sign at 17k. and this much over budget would have made us go back to the bank. Re: Site Works Costs 8May 09, 2013 10:42 am Yep. Fill+delivery+excavator levelling and compacting. We bargained a little but the initial price was not really that much more in reality. Certainly not into 5 figures. However if you read the breakdown, a lot of those amounts are building costs ie slab prep, sewer cost, water and power. If I had to add those things into our build that might have added another $3K at most. We have a driveway for our battle axe and all of the builders we spoke to wanted I charge to rip this up, charge to lay a temp driveway and then put down a new one. I guess it does depend if they need to take up the driveway to run services to the house. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13063 Is anyone building with Mojo and have a recent site cost tender 0 15934 Henley should give you some indication of site costs.
