We got a quote for 3 phase and ended up taking it out after talking to a sparky and thinking of scenarios where we might need it being that we run our computers almost 24x7 and will soon be upgrading for better equipment. Even the spa we are looking at only needs single. So unless you are going to run/need a high powered tool shed it may not be necessary. That said, it's cheaper to get it now... FYI, Just be carefull folks with the air con you choose if you're going for single phase power My brother who's a fridgey recommends going 3 phase if you can there are some good single phase units now though so it's not a big deal but make sure their sufficient for your square footage before you commit! No point getting an air con that doens't cool the house down now is it! I am the worst sook with ineffective heating and cooling solutions.... Lived in a house with a relatively new evaporative cooling system. It was like room temperature air blowing on hot days. Fine during high 20s / low 30s days, but then you dont really need it anyway?? Some of those adelaide heat wave days, i was baking! House we have now has a few inverter split systems (we have catherdral ceilings so ducts arent an option) and it's great. We just sent our house plan to a few a/c places with some recommendations, the 2 quotes we have so far all recommended just a single phase unit (maybe they just know that most people only have that? and dont bother quoting on 3 phase?) but we'll probably just go with the best one out of the list theyve given us. The one M quoted us on was not suitable for our home and he struggled to get an awesome unit with upgraded everything for the crazy price M was trying to charge us. They even placed outlets in all the wrong places.

He thinks it was around $10k Silly question but the M contract states that they require a 5% deposit upfront. Not common from what I understand but if we put that down it would mean less money from the bank (less mortgage and repayments) and it can still be included towards the 'big' deposit? We just paid a $2200 deposit upfront when we signed the contract but yeah just work out the house cost minus the 5% deposit your paying add it to your land, stamp duty and LMI if your paying that and you should be able to work out your new deposit I wouldn't of though it will alter the deposit dramatically because the deposit amount is based on the total price including your land etc but I would of thought it would reduce which is better than nothing! BUT talk to your broker, I know he is making us keep all receipts of any deposits that we pay out of our deposit savings account I'm not sure why haha haven't bothered asking but maybe he plans on taking this amount off the of bank deposit so it could be possible????
