Browse Forums Building A New House 1 May 07, 2013 1:15 am howdy folks....
so we have just bought a block in Bedfordale in Benbecula circle. After looking in the area for 18moths and too-ing and fro-ing we settled on this block (lot 795) It will be our 3rd house, and probably final so a lot more though is going into it that the last couple. We seem to be settled on a Premiere Homes design the Montreal (their display) but we are looking to change the front elevation to give it a bit more of a 'rural feel' I did a bit of research on them on here before we signed up, but I found out that I know one of their supervisors, and he knows my background in the building industry (been 7 years since I left, but it was 16 years as a floor and wall tiler for mainly custom built homes in Mt pleasant to subi to cott etc) so he will be aware I am pretty fussy My wife if leaving most of the working out of colours/ layout etc to me, but I have to find pictures and do sketches so knows what we are getting thanks Alan Re: building in bedfordale 3May 07, 2013 11:39 am Welcome Plodge, looking forward to following your build. Re: building in bedfordale 4May 07, 2013 1:42 pm Howdy neighbour We are building on lot 799 and are finally on the home stretch (hoping for handover by the end of June). It's such a lovely area up there and all the neighbours I have met in the street are lovely Looking forward to following your build. How far away are you from starting? I think I may have actually met you on the weekend, have you been clearing your block over the last month or so Our custom Gemmill Home in Bedfordale WA Build thread:https://forum.homeone.com.au/viewtopic.php?f=31&t=53788 Timeline on page 1 Re: building in bedfordale 5May 07, 2013 8:42 pm soakedblonde Howdy neighbour We are building on lot 799 and are finally on the home stretch (hoping for handover by the end of June). I think I may have actually met you on the weekend, have you been clearing your block over the last month or so Hi soakedblonde we only just sorted bank stuff for the land, settlement in 2-3 weeks, the block next to us has just been cleared, we have 2 big trees on the front of our block (that I hope to keep if they are safe) So your house has the small private driveway I guess you'd call it? I am looking forward to building on flat land, our current house is on a very sloping block and while it is very nice, we have outgrown it as my daughter gets her L plates in 3 weeks, and we don't have enough room to park all our cars where we are..... plus I have 3 cars stored at work and elsewhere I have pics on my phone I'll upload shortly Re: building in bedfordale 7May 07, 2013 9:27 pm Welcome to the neighbourhood Plodge. We're halfway through our build on lot 773. We bought the land two years ago so it's been a long time coming, but we're nearly there. Re: building in bedfordale 8May 07, 2013 9:52 pm I realised tonight when I went up there that I had the blocks mixed up Plodge I am looking forward to building on flat land, our current house is on a very sloping block and while it is very nice, we have outgrown it as my daughter gets her L plates in 3 weeks, and we don't have enough room to park all our cars where we are..... plus I have 3 cars stored at work and elsewhere Haha lots of room to store cars up there Having said that, it's amazing how easy it is to fill up the building envelope! People are shocked when I tell them we are running out of space Plodge So your house has the small private driveway I guess you'd call it? Yep that's us on the battleaxe block we have only a 1007sqm building envelope because of the 'vegetation retention' area along the back (onto waterwheel) by the time we build the house with triple carport, pool at the side, 10x11 shed and an area fenced off for the dogs that will be it the driveway to the shed will be outside the building envelope (which I am told is ok provided I don't clear native vegetation??) Re: building in bedfordale 10May 08, 2013 9:39 am Yes, the driveway is fine to be outside the building envelope. We managed to change our building envelope so that part of it is now in the revegetation area (so that the septic system could be on the lowest part of the block). The council gave us a lot of grief over it and we had to provide a landscaping plan to show how we planned to further revegetate even though we do not actually need to remove any trees for the septic However the council don't seem to hold everyone to the same standard with a couple of the blocks on our bit of the road pretty much clearing their entire blocks - I'm not sure how they got away with it?? Ours will be pretty much be used up once the pool (a long way off), shed and the "inner" fenced off back yard is done. That sounds about right I remember reading something about the trees when we first bought the block. Looks like we have a plan we are happy with. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Still some tweaking to do, looking at stacker doors to the alfresco etc. I know most people will look at the plan and wonder why there is a gap between the alfresco and activity, we wondered too. But once we saw it in the flesh it works well, and the salesman explained the designer wanted the gap to allow natural light into the activity. (even the salesman said he wasn't sure until he saw it finished) need to get some prices together for the bank, Marri floors throughout, driveway in bitumen or asphalt, pool and shed. Re: building in bedfordale- Premiere homes- draft plan 14Jul 23, 2013 11:44 pm How did you go with bitumen pricing? Re: building in bedfordale- Premiere homes- draft plan 15Jul 24, 2013 12:12 am Plodge so settlement of the block was a week or so back Don't know how I missed this post Bit late, but better late than never right Congratulations on settlement Your plans look great How are things progressing? Looking for feature wall ideas for ensuite now the jury is still out on brick colour..... I still need to get the driveway quote etc........ Hahaha yes I have been wrapped up in my own dramas for the last while Good to hear things are coming along. I don't envy you being at the pick everything stage... so many choices It's all good fun though Our custom Gemmill Home in Bedfordale WA Build thread:https://forum.homeone.com.au/viewtopic.php?f=31&t=53788 Timeline on page 1 Re: building in bedfordale- Premiere homes- draft plan 18Jul 26, 2013 1:34 am ok so we have picked the facade.. this is our inspiration, we will have the same roof colour, garage door colour and feature stone but with smooth limstone bricks as there isnt much brick on the front of our house it should work ok (see drawing) we saw this and I really liked it, but my wife wasnt so sure, but after looking at a few different facades we came back to this one Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ here are the wet area tiles Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ we are having black stone tops in ensuite and bathroom also, so looking at darker feature tiles or walls for these areas mosaics? timber tiles? more decisions to come of course Re: building in bedfordale- Premiere homes- draft plan 19Aug 15, 2013 4:18 pm Hi we are also building with Premiere Homes (pad due next week) looking forward to following your build.
