And I used to feel soooo alone WELCOME. Personally I had a pleasant experience. The staff are all so friendly. Only negative was the long wait up until prestart. HappyTaurus, SerialBuilder, and Jaceb will be able to help you on that one I haven't seen my salesman since we signed our PCC, I'm sure he's happy to see the back of me. We made an effort to add as much "must-haves" to the PCC in order to minimise the pre-start variation costs. Our sitework quote came back higher than estimated because of extra things to meet 6 star energy rating and scaffolding but no nasty surprises. We're in the process of getting all our selections sorted. I would send a list of upgrades and ask them to send me the estimated costings so that we know exactly what we will get before we meet for pre-start. So far so good, I'd say, the only issue is they can be very slow... but trying to focus on the outcome and stay positive Hope all goes well for you too Re: Our 1st build with Aveling in Landsdale - Prestart booke 88May 23, 2013 12:12 am Great news re Prestart! I don't think the no eastern windows is something Stockland appear to enforce - we have three (Theatre, Dining and Living) on our east side and as far as I'm aware developer approval was obtained quite easily. We have a high retaining wall on our west side so wanted to minimise the windows facing out onto that, so IMHO windows on the east was the only option that would enable us to get any decent winter sun! I think it's almost impossible to not have any eastern windows. We've got 2 east facing ones in the raking ceiling, 2 bedrooms, laundry door, theatre and scullery - all eastern!! I am really excited for the pre start tomorrow, it seems like such a big step towards getting this house completed. I think I get a little impatient due to the excitement of building, I just can't wait. According to him, they don't care about hi-lite windows and bedroom windows. We have a massive window in dining, we reduced it by 1 brick. I just don't want to pay a variation fee to reduce that window further just because Stockland doesn't like it. I don't think they'll reject our plan cos we made an effort to reduce the window size. But if we're really unlucky, I hope they don't make us pay a variation fee (as we're told by the sales rep), and if they do, I'll dispute it for sure. I would 100% challenge them if they come back and say i had to submit the variation fee to change windows that are out of your control to change them... im pretty sure Aveling doesnt do that - i havent reached that stage yet though we had an amazing experience with Aveling homes right up to our pre start which was a nightmare but i let them know my concerns and told them about my experience during our pre start and the office manager rung me straight away and wanted to bend over backwards to sort it out which was really good! we are now having a round 2 and going in for pre start to do it all over again in 2 weeks time which i just cant wait because thats basically a month after our first one but im sure it will get itself sorted...just a little sad to be delayed a month doing dumb paperwork still!
