The ideas and comments have been great. We will definitely be stealing some of these ideas. One idea I would like to add... Put in a light in the roof cavity near the man hole, that way you can store a few things in the roof and still be able to see without having to carry a torch:) Builder:Aveling, Champion Lakes Deposit:21/06/13 Contracts:1/08 P/start:3/09 Kirsty F Var/Contract: 5/12 Slab17/3/14, Bricks28/3, Walls30/5,Roof frame18/7,Render14/8,Ceiling15/8,doors lock up 2/9 Re: Our first build with Aveling Homes in Landsdale WA 65May 20, 2013 9:05 pm butterbing Don't forget if you are planning on putting aircon in to leave room for a unit thanks butter, we're thinking of the best place for the air cond now... maybe closer to the bedroom side. We don't have much room to play with Where would you place the gas bayonet in the alfresco? Nina71 I've been following your blog as we will soon be building....hopefully the banks will agree. I've stolen so many ideas from others, this forum is awesome. Re: Our first build with Aveling Homes in Landsdale WA 66May 20, 2013 9:19 pm Another idea I have stolen from a display home is putting in a gas fireplace in the family room and have the TV above it. Only about $700 for additional gas points at build stage. Have you thought of doing this? There something about a fire place on a cold night........ We went to European Ceramics on the weekend, their tiles are soooo nice. Made an appointment with them, we will go back this weekend and hopefully finalise our selections. I absolutely adore these tiles, one of these will go into our showers I think - Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Annnnd the electrical plan, eeeek! trying to avoid it now We're doing down lights after handover, I learned from the forum that we have to add junction boxes. We have zero knowledge in this area, can I bring my plan to a lighting shop and ask them to plan them for us? Does anyone have any recommendation? Many thanks Re: Our first build with Aveling Homes in Landsdale WA 68May 20, 2013 9:36 pm Nina71 Another idea I have stolen from a display home is putting in a gas fireplace in the family room and have the TV above it. Alfresco area was fine but an internal gas points needs a vent and was a major factor with the energy rating Design by Greater Concept - modified version Evolution Court Build by Premiere Homes My build viewtopic.php?f=31&t=64854 Re: Our first build with Aveling Homes in Landsdale WA 70May 21, 2013 12:34 am butterbing We were warned against a gas point inside by the builder as its hard to get a six star rating with a gas point. Re: Our first build with Aveling Homes in Landsdale WA 71May 21, 2013 12:42 am Janicec We went to lighting international in Balcatta and Beacon lighting in Joondalup Both were fantastic. We have ordered all our lights from Beacon Joondalup. Both places sat us down and went through light placement, number of lights etc Both came up with slightly different plans and recommendation regarding how many led lights but in the end we just made the final decision. Beacon had a sale on so ended up way cheaper they also have a great website includes prices and you can talk to someone online if you have an questions (text) We planned to do junction boxes and then get an electrician ourselves but our builder let us supply our lights and quoted reasonable to install. We did get an electrician to quote but the saving want worth the hassle. Out last aircon was shocking luckily the neighbour had a unit opposite ours and we were friends so didnt complain but a different neighbour may not of been so forgiving Design by Greater Concept - modified version Evolution Court Build by Premiere Homes My build viewtopic.php?f=31&t=64854 Re: Our first build with Aveling Homes in Landsdale WA 73May 21, 2013 12:52 am Our neighbours will love us big aircon unit/spa motor outside ensuite and an outside spa lol luckily we do have a bit of a buffer on one side and are not too close to the neighbours..would prefer to have everything on the dead side out of the way and view but still considering best option and the effect on being close to bedrooms and neighbours Design by Greater Concept - modified version Evolution Court Build by Premiere Homes My build viewtopic.php?f=31&t=64854 Re: Our first build with Aveling Homes in Landsdale WA 74May 21, 2013 12:25 pm We were warned against a gas point inside by the builder as its hard to get a six star rating with a gas point. Butter, your builder sounds lovely, not sure Aveling will be that flexible though I don't think we'll have a choice as to where we put our air cond... the up side is we're at an elevated location, and have retaining walls all around, so hopefully not too bad for our neighbours? On another note, we've got a pre-start date! 13 June it is! CANNOT WAIT! I did ask who will be our prestart lady, haven't heard of her name before, hopefully she's one of the good ones.
