Those who are more concerned about dangers of main roads usually choose inner streets which are quieter. I live on Monet Drive with kids and the road is backed up in morning while entering Palmer road due to Forsyth road and Bolivar Esplanade not yet connected to Leakes road. I like others bought on main st to get access to Major roads and public transport. Stocklands told me about bus route on Bolivar Esplanade which as per Victorian Planning Authority is a main road and the PSP document below shows it. It is going to have a signaled intersection on Leakes road (Page 32) and a potential bus route. http://dsewebapps.dse.vic.gov.au/Shared ... chmentopen)/2F044AFF45CC1E7ACA25810A00295C2A/$File/Wyndham+C123+Incorporated+Document+-+Truganina+South+Community+Precinct+Structure+Plan+May+2011+Approval+Gazetted.pdf MetroNest Homes 36sq Land contract- 26/02/15 Build Contract - 30/10/15 Settlement - 01/06/2016 Site Start - 29/09/2016 Build Handover - 14/07/2017 Re: Allura Estate 2283May 14, 2018 10:21 pm jitendrasharma Doulton777 It’s easy for people to say when they don’t live on a main rd. I just didn’t want it on my street. And like I said I wouldn’t have bought it If I knew it would have a bus stop outside of my doorstep. And to have traffic travelling through. It will end up being worse then your street. You will have just school traffic mainly. Bolivar will have people cutting through to get to sayers rd. Big difference. viewtopic.php?t=86597 Re: Allura Estate 2285May 14, 2018 10:32 pm Doulton777 jitendrasharma Doulton777 It’s easy for people to say when they don’t live on a main rd. If mine is teaching then you aren't far off. The number of times someone builds a house clearly doesn't give an advantage to anyone's knowledge about how estates operate because if it did this discussion won't e happening. And as I said. Your street wouldn’t get so congested as Bolivar. It’s going to even take time to just get out of my drive way once traffics flows through. Unless of course the shopping centre goes up which I don’t think it will. You will have as much traffic maybe. Will you then experience a bit of traffic flowing through. When the sales guys insisted it wouldn’t be a main rd. One thing I learnt is also you could buy land anywhere. And still end up with a main rd. Weather people wanted it or not or even if it’s not in the contract. This I think is not right. Because in the end the developers change things and do whatever they want. And add things weather it’s been in the original plan or not. That can happen anywhere. Even to parents who want to buy in the inner suburbs away from major rds. viewtopic.php?t=86597 Re: Allura Estate 2287May 15, 2018 1:11 pm [/quote] When the sales guys insisted it wouldn’t be a main rd. He was actually genuine when he said the rd won’t go through. He showed us the map. He even took $1000 off even thou the land which was cheaper to begin with. He also had a large family which we had that in common. So he was trying to do his best to help us as well. viewtopic.php?t=86597 Re: Allura Estate 2292Jul 06, 2018 9:58 am Bc426 Hi guys, currently im building my new home in allura and shouldnt be handover within a month. For the side and rear fencing, do i have to get a building permit and any company you guys recommend? I have no idea as all neighbours picked the fencing people. But if you do get one. Don’t go for the cheapest quote. And check out their feedback. Cos our back fence. And on one side. Is made rubbish and flimsy where as the wind will move it. And on the other side our fence is bent in. The other side is so much better and solid. You can see its quality built. viewtopic.php?t=86597 Re: Allura Estate 2294Sep 11, 2018 5:56 pm Prem11488 Hey guys anyone know about work going on near leakes road & Bolivar esplanade? I reckon its to open up to street to connect with Leakes road as per the council plans. I sent the council pictures of traffic banking up on Monet drive in peak hour every time there was a freeway crash. People currently have no exit with Traffic lights from the estate, hopefully this is a response to that complaint. Once Forsyth road and Bolivar esplanade opens life will become easy for Allurian's and probably a bit annoying for people coming from Tarneit with 2 extra sets of lights. It is the compound for the Leakes road upgrade. See here: https://roadprojects.vic.gov.au/projects/suburban-roads-upgrade/western-roads-upgrade Apparently will be done in 4 stages (Stage 1 is From Woods Rd to Fitzgerald Rd, not sure how big stages 2,3,4 will be then....) According to the newsletter stage 1 will be finished in about 10 months... (and pigs might fly.... the compound construction was meant to happen early July!) Re: Allura Estate 2298Oct 19, 2018 12:20 pm ninomiadi Hi guys Just wondering when there will be a new bus route on Sedgefield ave... There is supposed to be one as per council plan but we have to wait for the street to connect to leakes road. Only PTV can advise when they will start the bus service. By Early 2019 we should get the bus service on Sedgefield Avenue as the school is starting but for Bolivar Esplanade it can take a while.
