Browse Forums Building A New House Re: Allura Estate 2088Nov 03, 2016 5:52 pm Does Allura estate charges community infrastructure levy? I am just about to title and HomeBuyers is asking me to pay the levy of $1,150 to the council. However upon checking Wyndham council website, I came across the following list of estates and note that Allura is not stated. I will go back to HBC to clarify but can any Allurians confirm that the levy is not payable or payable? Thanks! In Wyndham, the developer normally pays the Community Infrastructure Levy direct to Council before each new residential lot is created. However, a different arrangement now applies in respect of the following estates: Harpley on Black Forest Road, Werribee Elements on Dohertys Road, Truganina Habitat on Davis Road, Tarneit Upper Point Cook on Hacketts Roads, Point Cook Little Green on Leakes Road, Tarneit Grove on Davis Road, Tarneit Jubilee on Ballan Road, Wyndham Vale Riverdale Village on Davis Road Wynbrook on Ballan Road Haven on Leakes Road, Tarneit Westbrook on Leakes Road, Truganina Cornerstone on Black Forest Road, Werribee A Community Infrastructure Levy must be paid prior to the issue of a building permit for each dwelling in these estates. With effect from 11 October 2016, this is $1,150 per dwelling. I have signed the contract and paid 5% deposit to the builder. At this point when I was expecting start of the construction, I got a surprise from my builder about retaining wall on the rear side of the property because of the fall. I am really distressed now. How they can miss fall of the lot during all negotiations and designing of the contract. They have done the soil test and land survey one month prior to signing the contract. They have all the results during my color selection. But they haven't identified retaining walls any where anytime. And suddenly they came back to me to pay more for retaining walls. I am not sure what I should do now. Wondering if its a normal procedure? Or its just me having all this problem.. Please responsd with your suggestions. Thanks in advance. Re: Allura Estate 2094Nov 10, 2016 10:34 am Who are you building with? Was it a fixed price contract? Because I don't have any provisional items in my contract. I have signed for a fixed site cost. Everything they identified is in the quote and included in the price. Annoying part for me is, how they couldn't identify the retaining walls in earlier stage(before signing the contract). I asked them many time about the fall of the land. And they said everything is alright. I guess for a layman its difficult to understand soil test and survey report. Isn't it there job to identify these thing earlier. Re: Allura Estate 2096Nov 10, 2016 12:36 pm Once its a fixed price contract, you should not be paying for anything. Who is the builder? Can't understand the reasoning behind having so many fuel stations. We already have one on Leakes/Palmers & one on Leakes/Marquands road junctions. Re: Allura Estate 2099Nov 15, 2016 10:42 am I moved to Allura in April. I was told by the office that Ovals would be ready by July. In July, the work around the ovals got done (trees, grass etc) and a notice that oval grass can only be planted in Summer and that ovals would be ready in Nov. We are mid-way November now and still no work on ovals to be seen. What's happening? Anyone, any idea? Re: Allura Estate 2100Nov 15, 2016 10:45 am No idea. When the Ovals will be ready fully. Anyone has an idea on when the Shopping center will be up and running.
