So more houses on the way. More traffic on Monet drive. Because in actual Allura Master Plan, Stockland declared this location as Future Business & Activity Centre. Wondering if they have disclosed any information on this? Not sure if its a good change to have 63 townhouses in such place, and the impact on neighbourhood. Not sure what other changes they are going to do. Hopefully things will be in favour of the community. Almost certainly won't be. Current land owners (Stocklands offloaded this) don't own the planning permit of which they are trying to sell and the advertised images are from (not to say they couldn't do anything similar). Planning approval for gaming is one thing, number of hurdles to get past still and the hotel isn't viable without it Re: Allura Estate 2132Jan 27, 2017 6:13 am Hi, we are building a double storey in Allura and our builder reckons eaves are required throughout the 2nd storey. And only a specific roof tile profile is allowed (need to upgrade for this). Just want to check if anyone has a similar experience? We have also purchased the lot a few months back. We need to apply for a separate construction loan. Does anyone have the same loan setup? How did your construction valuation go? Thanks in advance Re: Allura Estate 2133Jan 27, 2017 11:12 am I's just check your land contract under the developer requirements section as its most likely eaves to first floor of double is a requirement. I know where I built it was, in addition to flat profile roof & pitched to a certain degree. We also had requirements around finishes (ie render, brick & timber/glass) of the facade, type of driveway finish, certain colours that weren't allowed. The only one that looks likely is the ovals! Forsyth road and oval completion dates are still believable but the Shopping centre bit is a bit hard to digest and how can they have a school starting at the end of the year when there is no school funding planned for Truganina till 2018 as per the below link: http://www.education.vic.gov.au/about/p ... oject.aspx There is another link which says funding has been allocated to aquire land in Truganina east for school in current Financial year but it doesnt say where the school will be and when will it start. http://www.schoolbuildings.vic.gov.au/P ... ed-P9.aspx MetroNest Homes 36sq Land contract- 26/02/15 Build Contract - 30/10/15 Settlement - 01/06/2016 Site Start - 29/09/2016 Build Handover - 14/07/2017 Re: Allura Estate 2137Jan 30, 2017 2:56 pm Hi all, The construction of my building has started just few weeks back and current status is that the Slab is done. I am in need of a Building Inspector who can go to the site and check if everything is okay and let me know. Any suggestions or experiences with the Building Inspectors. Re: Allura Estate 2139Jan 31, 2017 9:29 am They are starting to build the child care centre were they have scraped the grass. That will be privately owned (eclipse) and the one opposite is council kinder. So originally we had one child care in the master plan ( the one which is about to start building ) but we are lucky to get the council one too with maternal check .. because the whole centre area is designed , owned and managed by the council Stockland sales person might not be aware. Unfortunately the kinder they have build is the permanent building and will not be replaced by brick or any other better looking building I am not too impressed with its looks but hoping it will definitely add value to our estate. now we can immunise our kids within our corridor .. he he ? I was worried about the original build but with the landscaping and final touches going on it is better than I thought it would be. Just looked at the current map on the Stockland website and there is no indication of a Kindergarten on it. Good riddance if you ask me. They stole so much money from me and my husband for doing initial design plans. Thank god we found another local builder around Pagewood and… 6 10222 |
