Bricks: Cobalt with natural Grey mortar Roof: Colorbond Monument Garage Door: Madison panel lift door in monument colour Gutters/fascia/downpipes: monument Rendering to front: Shale Gray Window finishes: Woodland Grey Door: XVP11 in Monument interior paint: South Pole internal doors are Oak Woodgrain floors to living areas: Polished Porcelain in a 600x600 light tile with a tinge of grey floors to bedrooms: Godfrey Hirst Exotic Charm in the dark grey Kitchen Cupbards: Charred Oak Velour finish Kitchen benchtops: Antarctic Stone Diamondgloss splashback - Tiles 200x400 03265. bathroom benchtops - New Ash Dust Natural Finish bathroom cupboards - Charred Oak wet area floor - 03248 300x300 with slate grey grout wet area wall - 03263 200 x400 with ultra white grout frieze - 93257 - 15x48 along top of tiling. so worried with all my selections because my upgrade costs were a bit over what it probably should have been. we also put internal wall, external wall, roof and garage roof insulation in and had the windows at the front of the house which are the main bedrooms, done with double glaze. also heard last week that 1st stage council approval is in. now waiting for second stage. Re: First home with Statesman Homes in Andrews Farm SA 144Jul 23, 2013 8:08 am Great selections, and good news on 1st stage council approval. The extra insulation and glazing will be worth while. Re: First home with Statesman Homes in Andrews Farm SA 147Jul 25, 2013 4:17 pm Ok so i had to get my site re pegged because the neighbour behind us, their builder dug up/ covered over my back right peg with their road base. So here is a picture of where my peg is for the back right hand corner of my property. My back neighbour is on the side street so their house runs along 3 peoples back fences. And the white piping you can see next to my peg ( yes NEXT) to my peg is the back neighbors storm water connection. Can someone please help me and tell me if I'm right or wrong in thinking his builder has installed the storm water connection to close to my boundary? I am just at the beginning of the process. Waiting for the file to be approved. I am going to build Irvine at Elizabeth Park (Northway) with SA Housing Center (Hickinbotham/Statesman). I have signed Building Agreement and paid the deposit on 22 June. It was a delay with the approval of the file. It was promised that it will take 10 working days for the approval, but it has been almost 5 weeks now. Hopefully I will have it tomorrow or on Monday the latest. I have also gone to the selection center a few times now (I have only an hour usually on Saturday to get in and do some work there) but managed to select a few things already. Does anyone know where the laminated floors are coming from? I have been told it is from Beaumont tiles but I could not find any floor selections on the website. I have so far chosen things within bronze range and hope to stay with the rest as well. Good luck everyone with the building process. I have chosen Ironbark so far but could not see it anywhere else in the shops and would like to see what else is on offer. Re: First home with Statesman Homes in Andrews Farm SA 153Jul 30, 2013 6:12 am Got a call from statesman today to say they want to release me to construction on Friday. While this is, very exciting, I'm not that organised with approval from the bank for the construction part of the loan, so i don't think I'll be getting released this week, maybe next week. So here i am today, sorting out a tiler, concreter and any other bits and ***** that need to be added to the loan documents so that i can hand it all to my mortgage gripper today to give to the bank. But its still do exciting to know in a couple weeks I'll be released to construction. Woo hoo! Re: First home with Statesman Homes in Andrews Farm SA 159Aug 16, 2013 11:55 am HIMegs25 being in the same council area as Scott's build their rates are around $1000, but I am not sure what they have based that on as their build has started. So not sure if it for the vacant block or for when it is finished. I will be interested in what yours were as well. How is your build going?? Have you been released to construction yet?? For example, our land is valued at $79,000 but we must pay rates for a lot worth $150,000 as that is the minimum you can pay for rates in the Mallala council area. Ours are around $1,000 for the year because of that minimum. Here is an excerpt from a local government factsheet "Minimum Amount – Provides a mechanism where lower valued properties do not pay less than a minimum amount as determined by the Council. Typically, only a small number of all properties – no more than 35% - pay a minimum amount." Hope that helps. Building the Leabrook with Fairmont Homes in Mallala, SA.
