Browse Forums Building A New House 1 May 01, 2013 10:55 pm Hi all, I've been lurking around for awhile and now I need to really make some decisions on builders. We have a block in Champion Lakes and have decided that two storey would be the only way to achieve a proper 5 bedroom home on 431sqm (with 4 kids, this is a requirement). I've done preliminary budgets and plans with three builders and they are coming in with sufficent designs in The $310 to $340 bracket. So our budget will end up being a sufficient amount more than this to cover site, finishes, etc. The builders I've approached are Ultimate (Peter Stannard), Plunkett (JWH), In-Vogue (Residential Building WA; aka JWH). All of these have more poor feedback than positive feedback (checking here and Product Review). I thought of going for Next Residential (Aveling/Zorzi family), but I've heard that they have signed a considerable amount lately and that is having impact on experiences which have previously been positive. So... who else is there to look at? I appreciate I'll have to take a "hit" on something (price or experience or quality). I'm trying to find a choice where I can get a reasonable balance of these elements. Does any body else have suggestions of builders? If not, does anyone know good project managers in one of the larger builders? The company I am going with had some crappy reviews and their communication is not the best however I am persevering with them. I have basically gone from a spec build to a bespoke plan, hence the delays and I love the design. I think it is worth bearing in mind that the inter-web gives very polarised negative reviews. That is pretty much across the board. I think it would be good to visit some of the recent builds, display homes and get a sense of what you are getting into. I am very fussy and drew each plan up on a 3d program to ensure the flow and feel of the house was what I wanted. The guys that I am with used to be part of Zorzi and their displays look very good. There are a few 2 storey builders around, and depends on your budget etc etc. In my experience I would say online reviews are more likely to be negative based as a lot of happy clients wouldn't bother to sign up and tell others. Personal word of mouth is more negative than positive tho. As is written above- visiting display sites and jobs in progress would be a great idea. All their house designs are priced on their website, worth a look. They are a new company, which we consider a good thing as they are building their rep and want to do a good job, others can view it as a bad thing. Anyhow, good luck! I don't know, I just don't think I would be making a smart decision if I picked a builder that had a rating of 1.9 out of 5 from over 23 reviews compared to another builder that has a rating of 4.2 out of 5 from over 43 reviews. Whilst I appreciate that I could quite easily have a bad experience from a "good" builder and a good experience from a "bad" builder, I would have thought that I'm statistically placing myself in a worse position by choosing the lower rating. From all the building stories that were sent to us when we asked about building In Vogue homes we thought it was in our best interest not to go with them and have now gone with another builder Great living Homes which have turned out to have a much better designs and well-priced. You should so know that Renowned homes and In Vouge homes are one and the same. We had a budget that builders went yup sure no problem and then it ended up blowing right out. Switch did pretty much everything they could do to keep our build within budget without sacrificing the spec level. I highly recommend Mark from their Sales team. You can say Sarah & Nick referred him and he should be able to help you out. Great Living Homes has made some interesting comments in an official capacity on product review sites. However, some people have had a reasonable build with them.
