Nothing has been exactly what i'm after though so i thought i'd put our journey out there in the hope that maybe someone else is helped by my ramblings. My husband and i have recently bought a 2.5 acre slice of heaven in Roleystone in the Perth Hills. Can't wait to wake up to this view every morning. http://i1310.photobucket.com/albums/s642/mrshorner86/IMG_0177_zps810fb4e7.png So we decided on the Homestead (Brookleigh) with Dale Alcock Homes. We have made a few (!) changes though because even though we loved most of the house the Master and en-suite just didn't do it for me. I didn't want to be able to see into my wardrobe from my bedroom. I wanted that all tucked away. It took a few hours to get my message across and then re-jig the plan (we had to make the house bigger) I almost gave up but we got there in the end and i'm so happy with it now. I'm also thinking i want to move the toilet in the powder room so that it is at a right angle to where it is now. I'll ask about that at our next catch up, I know its probably going to be one of those annoying little changes that costs us money but i'm fairly set on it. We have our colour consultation for external colours on the 10th May! TIMELINE: Signed contracts - 1/07/2013 Prestart - 9/08/2013 Slab poured - 31/01/2014 Bricks completed - 30/04/2014 Roof cover - 27/05/2014 Grey Float - 02/06/2014 White Set - 11/06/2014 Lock up - 18/06/2014! A big bath in the ensuite was always a must for me. Just wondering if you wouldnt mind saying how much Dales are charging for your bath - pm me if you prefer. We have a 1900 stylus presidential bath costed at a little over $2K but thinking a freestadning might be nicer? We went to the archipelago display in Alkimos and that pretty much sold us on Dales as a builder. The bath is about 4K. The thing with freestanding is that there needs to be more space (so possibly a bigger room, i think we had to widen the original bathroom), and there are more tiles because the floor underneath is tiled (i think?) and the walls are tiled higher. The original plan had no en-suite bath so i said i wanted a bath, preferably free standing, and they delivered! Have been super happy with Dales so far. Hope you're build process is going as well! Will post a pic on Monday Asked some questions about our flooring options too. We prefer bigger floor tiles, and throughout our main living and walkways we're going to do 300x600 porcelain, seeing as the laundry is off the kitchen I was worried about the floor flowing on. I asked if they could lay them if we supplied them. Short answer: probably but it would be expensive. Ok good to know up front. Then I was concerned about how the rooms would join seeing as laundry floor would be done first and the rest after handover. Suggestion from the ladies helping us was to delete the laundry floor and do it after hand over. Brilliant idea! If only we could do that with the main bathroom and powder!! During the entire conversation about flooring Mr H zoned out, as we're leaving he asks me "so what are we deleting?" Next step will be researching flooring options for the other wet areas. Our laundry comes off our kitchen/living too but I find having the door between separates the two spaces. We're planning timber in the kitchen/living and large porcelain tiles in the laundry (and other wet areas). Good luck making your final decisions. Can't wait to see your build progress! In fact we seem to have similar tastes too, i love the all white kitchen (we're going with kitty grey throughout also!) and i love the idea of black on the floors in the bathroom I will be keeping an eye on your thread!
Colours are: Roof Tiles : Monier Horizon - Sambuca Gutters: Colourbond monument Fascia: Colourbond surfmist Render (our entire house is rendered not just the front): Solver Colourbond shale grey Molding: Solver Colourbond surfmist Pavers: Silver (I forget the make) Mr H is a painter so he was very particular on the colour choices and as he'll be doing our paintwork for the entire house i guess that's fair enough! We have finally signed our contracts and are booked in for our intelligent homes and pre-start meetings on the 5th and 9th August!!!!! We didnt like any of the toilets for instance and they said we could choose another caroma model. So when it came to prestart day we were able to give them the model for them to cost. This past weekend we spent Saturday wandering around plumbing shops in Osborne Park, we pretty much don't like anything standard....Any and all prestart tips would be super handy right about now. Whats worth upgrading, what can we do later, where do you wished you'd spent more money etc!?!?! Feeling overwhelmed is an understatement. So many things to think about (and a husband with a short attention span doesn't help either!) but then i go up to visit our block and i think yeah it'll work out alright in the end. They way we see it this is our first home, not our last. Things we upgraded: • Toilets - didn't like the base model • Sinks to bathrooms and kitchen - didn't like the base model • Floor tiles to wet areas - didn't like any of the options offered • Splashback tiles in kitchen - I was happy with one of the standard options but the boy wanted rectified tiles • LED lights - we wanted them done before handover and under house warranty • Caesarstone to kitchen island bench - I love me some Casarstone • Frameless and hobless shower recess to ensuite - easier cleaning and more bling, according to the boy Things we considered but didn’t upgrade due to expense: • Caesarstone to laundry and bathrooms - not worth the extra $6,000+ • Frameless and hobless shower recess to bathroom - as above, also prefer a hob in kids shower (keeps water in) • Internal doors - not worth the extra cash, can always change these later if we really want to Things we decided organise after handover (at a fraction of the cost): • Internal painting - much cheaper to have a painter do it, also more variety in terms of brands and number of colours used • Timber floors - much cheaper to organise ourselves, plus I wanted solid timber planks • Skirting boards - much cheaper to organise ourselves and more options • Carpets - cheaper to organise ourselves, more options • Window treatments - cheaper to organise ourselves, more options • Driveway/alfresco paving - cheaper to organise ourselves, plus I didn't like the options DAH offered We were also aware that as this is our first home we’d inevitably be selling it at some point so we didn’t want to overcapitalise. There’s no point spending a ridiculous amount of money that you’re not going to be able to recoup later, especially in an entry-level suburb. I recommend writing a list of everything you’d consider upgrading to take along to prestart. We had everything costed (e.g. semiframeless shower with hob/frameless shower with hob/frameless and hobless shower) so that we could see the difference in prices for all the options. If there are items where you don't like any of the options available (e.g. toilets), take some time to look at suppliers beforehand. If there's a particular model you like, get the details beforehand so you can have it costed as well. We had the list of all the official costs shortly after pre start at which point we sat down with a calculator, a pen and a glass of wine and put a line through everything we decided against (i.e. weren't willing to pay for). All of the things you have mentioned as upgrades you did go with are the things we're looking at doing as well. We have put some of the things you mentioned into our contract as well (like stone in the laundry and bathrooms) so this wont be a cost at pre-start. I agree re the internal doors, husband is keen to upgrade these but I feel we could do it so much cheaper ourselves and the money would be better spent elsewhere! The list of things you've decided to do yourselves is pretty much our list too, hubby is a painter so we save there and I don't have to do any of the work! So far we're aiming to spend our money in the kitchen and both bathrooms. Thank you so much everyone. This all makes a lot of sense.
