Browse Forums Building A New House 1 May 01, 2013 12:22 am Hey Guys, We're at the point where our shortlisted builders are putting prices in front of us and we need to work out if it's all going to fit the budget! Can I get some help with ballpark costs for all those things you complete after handover (I intend to get the quotes and get them included in the bank's val to be included in the loan) some of them I really have no idea! We are looking at a house size of approx 220m2 of which we want to carpet 105metres, and tile 60m ish (the rest is wet areas already covered). I know theres a huge breadth in the amount we could spend, but if anyone would share ballpark figures it would be greatly appreciated! Could be as low as $35 per m2 for synthetic carpet (plus underlay) up to $100 per m2 for pure wool + underlay. My builder gave me budget of $5000 for carpet but Ive spent twice that for super high quality. Its up to you - Im told if you go for a cheaper carpet then at least pimp the underlay. (My carpet requirement was 149m2) Floor Tiling 60m - You can get some pretty nice tiles for around the $45 per m2 mark + instal. Painting - quoted $7000 to do a 4/2 house (total house 300m2). Scrap that - doing it myself. Dont expect to spend more than $1500 on paint, will tint my primer & use a PaintZoom (Big W). If you are at all handy then painting your self is a good way to save $$. The key is to do the prep work with masking etc. Rear Landscaping (approx 6m deep x18m wide plus side areas) - cant help here, havent got to that! Exposed aggregate driveway and crossover (6mx6m driveway plus 4-5m? crossover). Someone else might be able to help here - Im getting my kitchen/living area "honed" for $55 per m2. Painting Blinds/curtains or white wooden shutters. Ive just put block out roller blinds in every room downstairs - 4 beds, 5 sliding doors - and wide slat venetians in bathroom/ensuite at a cost of $4600. I wanted plantation shutters in bathroom but they were $980 each. The wooden shutters are half the price of plantations & with the extra wide slat they still have similar effect. Wardrobe fitout - not sure on this, I plan to hit IKEA. Outdoor Kitchen - My builder had a deal - $15k worth of upgrades for $5k. Part of this was an outdoor kitchen - which included a sink with hot/cold water, bench, bar fridge with clear glass door, obviously powered, gas BBQ & brickwork to build it up. I could be wrong but I would expect that this alone would be about $3500 if I did all those things myself..... Good luck! Building with 101 Residential in Falcon. We got 60x60 porcelain tiles from Master's $18 sqm. Sister in Law knows a tiler - flat rate $300 per day including glue and grout Spotlight had a good lot of curtains as a special buy in - have done my whole house for $270 Have bought light fittings from Masters Have found discontinued lighting at Light shops. Will prob end up doing whole house for under $1000 Carpet is a SDN 60gsm with gold level underlay 102sqm $5460 Hubby is painting it We are paving everywhere possible as we don't do gardens (converting to Italian) Outdoor kitchen - don't go outdoors Wardrobe fitting - no as it reduces Hanging space. Our two small walk ins in our bedroom are costing us just over $1000, because they are small I wanted the double hanging. While I have seen the stuff at Ikea and other places it is standard sizes which means it may not make the most of the space which we needed to do, also once you buy it and out it in I can't imagine it would have been that much more cost effective. The thing that adds $$ quickly in a wardrobe fitout is draws and doors, we have none but adding a couple of draws was going to increase the price by 50%. We went to the showroom and were impressed by the quality, the hanging rails are really strong so more more buckling under too many clothes being hung on them like standard rails. We have a house around the same size I think, fairly standard bedroom and window sizes). Here's a breakdown: Painting inc undercoat and 2 coats colour - 3.5k 67sqm of exposed agg - 7k (Benchmark Concrete) 25sqm of passport (composite) decking - 6.9k (Perth Decking) Plantation shutters to all rooms (except three stacker door and laundry) - 11.5k (Boardwalk Shutters) Sheer curtain to stacker door and roller blind to laundry - 1.4k (Blinds Gallery) Wardrobe fitout (u shaped ensuite, 2xstandard double wide) - 3k (Lifestyle wardrobes) Wool carpets to stairs, theatre, study, two beds and master - 5k (Carpet Call) Don't have tiling so can't help with that, but our timber floors where 12k (Carpet Call) Landscaping we are doing ourselves but I did get a quote of 5k from a place for just our front (we have a cottage block) and that didn't include much at all for a 10mx3m space, I think it was 10 Dianella cassa blues, a frangipani, 10 other small bushy plants and some pebbles. I think you can save a lot of money here doing the garden yourself. Everything costs more than you think it will, and I would say plan for about 50k to finish a house to a typical standard inc. all the above plus aircon, alarm, gates, reticulation, lighting and electrical additions e.g. pendants/speakers/fans. Don't think they are designed for double brick. WA has a particular way of building and unfortunately that's the way a large amount of sills are finished. 3 4726 I am not sure whether Perth has its own way of doing things in regards to this.
