Browse Forums Building A New House 1 Apr 30, 2013 7:37 pm Hi all, Ive just purchased a block in Yanchep and before I have to deal with the high pressure sales consultants at building companies, I need some ammo to help me not get too ripped off. If you have built in yanchep recently do you remember roughly what the site works cost you, and do you recommend any particular builder? our block is about 760sqm reasonably flat and sandy. cheers Re: Has anyone built in Yanchep recently? 2May 04, 2013 6:32 pm Following! Looking in two rocks. Builder sorted. It's the loading I'm worried about.? Sandy site could mean thicker slab to reduce movement & cracking. Coastal site will have a wind rating which will mean additional structural stuff. Building with 101 Residential in Falcon. I am using Commodore Homes and so far seems good value for money. We will be near the new, not yet built, Marmion Road so we have to have 6mm Laminate windows for noise control, a cost we were not expecting. Re: Has anyone built in Yanchep recently? 4Jul 18, 2013 10:44 pm our estimate was $6500 for site works,based on a level sandy block, plus $4000 as it is close to the coast, wel hopefully see what the actual charge is when we do our prestart in a few weeks as the pad survey should have been done

Our siteworks have been estimated at $14,000, which is massive considering our block is only 210m2. Building our first home in Jindowie Estate, Yanchep, WA with Buzz 1st Homes Re: Has anyone built in Yanchep recently? 9Mar 11, 2014 3:45 pm In the end the site works came in around $15000, the survey drill sample came back with traces of limestone rubble so they had to account for hard digging. Hopefully wel see some of it back, didn't think traces of limestone rubble was that hard to remove but who knows whats under the top soil.
We were lucky pre start was cheaper than we expected, we did pretty well for our budget and got more than we wanted as the standard inclusions were pretty tasteful and not cheap looking. Re: Has anyone built in Yanchep recently? 11Mar 11, 2014 4:32 pm not sure if it is in an estate, but we are on the coastal side of marmion ave opposite jindowie. its mostly established, we bought the land from a private seller. Our slab went down a couple weeks back, seems to be happening pretty quick now quite happy so far how smooth everything has gone.
