Can you get away with smaller? Perhaps you want to go 2 story? Then go find the land, put a deposit on and look at having the plans drawn up around it. Different estates have different guidelines you need to follow. If you design the house first, you could spend ages trying to find a block that suits, or having to modify the plans again anyway to fit in.
