Browse Forums Building A New House 1 Aug 10, 2020 3:21 am Hi guys, I am in the situation where I am currently building boundary to boundary(Bec of narrow width) . I would like to apply for the building permit after 2 months. My builder is asking me to sign the contract ASAP (in order to arrange my build permit)as he is afraid that the neighbor next door could start building first. Builder is telling me that if I get permit first then I do not need to ask my neighbor for boundary to boundary. He has warned me that if I don’t get building permit first and neighbor start construction first then I would have to get their approval for boundary to boundary and if they refuse to give me permission then I have to reduce my rooms. Now, I am worried that I have to pay 5 percent of the contract price and not even sure if my drawings will get approved or not. The worst part is that this builder only constructs single storey home so i can’t even go for double storey if permission of boundary to boundary is refused (assuming neighbor build first). What options do I have if for instance my neighbor starts construction before me and refuses me to build boundary to boundary? Can I go to another builder taking all the soil reports and every other thing? That's the dilemma you face...the less stressful process is to get your own sketch (copyright), engineering design, data and DA then get 3 builders to quote for BA, Crosscheck the builders information with the Building Information Model (3D Bim) You can change builders before you start, but you will waste a lot of money/ time and will have to start over again with another design. But for instance, if I am not permitted to build boundary boundary (neighbours refusal) where do I stand. This builder does not build double storey homes.
