Hi All homeoners,
Hoping someone can help me out, I have put a deposit on a 375 sqm land in Oran Park, NSW and wish to build a single story 4-2-2 combo home. Here is the dilemma,
going to 3 builders (Project Builders) I have 3 different statements.
My lot has a gradual contour from 88.5 till 87.5 (rear to front), and also another .4 if kerb is counted. Making it 88.5 from most rear of the lot to 87.1 till where the kerb ends.
1) Mojo says its a decent block with normal fall and they are quoting a standard site costs of 30k (they will give me fixed price quote next week after they have done the free site survey), it also includes salinity in soil and H1 Class Slab which seems to be a normal everywhere in Oran Park.(they are including to do 1m of even cut & fill)
2) Simonds also quoted the same but with out soil and contour survey a roughly 20k and another 5k for BASIX (they are including to do 1m of even cut & fill)
3) Better built homes is the only only builder who:
a. asking me to forgo my deposit on land and look for another one
b. they are the only one asking me to either got a split level design or 1.5 m of cut & fill with retaining walls, which in their view would costs me additional 20-40k of site costs. Their argument is that all builders but only them are trying to Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅
dodge me for future hidden costs and i should listen to them, they talk about something to ask from other builders what will be my FFL by looking into their eyes, finished floor level, which I have no idea what it is
Can you suggest, what to do here, should I go for a private survey, what I am going to read in that? what additional future proof info that i will gain from it? Me and my wife like this block of land....but a bit confused now...
