For those who are doing double entrance doors - does Arden put door bolts on one side to keep it fixed? Or do they permanently fix one side?

Actually can't remember but I don't think it meant the other side couldn't open, just that you'd mostly use only one side when entering the house. Re: Arden Developments 1165Aug 19, 2017 8:31 pm Is anyone getting their flooring installed external to Arden? I vaguely remember the Inspired guys saying that we could do so after handover but Ardne would have to lay the bathroom and laundry tiles in order for cert of occupancy. Is this right? Will Arden lay vinyl tiles in the bathroom and laundry that we supply? Will Arden lay vinyl tiles in the bathroom and laundry that we supply? I don't think so Clareymoo, they used to only install appliances supplied by owners but they don't do that anymore. They have also stopped fitting lights like pendants/outdoor lights as people were giving them ******* lights. Different with tiles I guess but I doubt they would, def ask though to be 100% sure. If you do flooring after then it can't be laid under kitchen etc. but you do need to pay extra to do that otherwise you have beading once floor is laid, if going with vinyl of timber. Prob had too many wines to be making any sense Re: Arden Developments 1167Aug 20, 2017 7:00 am Ezza78 Clareymoo Is anyone getting their flooring installed external to Arden? My friend's flooring shop can get us big 600mm x 600mm concrete look vinyl tiles fully laid and solution dyed nylon carpet for the same price as Arden's basic range, would just love to put the vinyl into the bathrooms as well. Are vinyl tiles better? Yes the 600 x 600 size look fab but cost more. We were happy with Belga grey. Are you doing floor to ceiling tiling? When's selection app? Good luck! Re: Arden Developments 1169Aug 20, 2017 3:43 pm Hi there. My partner and I have just signed up with Arden. I was just wondering how much extra it was to upgrade to 600x600mm tiles rather than the standard 450x450mm through the main living areas/kitchen. I was planning on putting in the Belga Grey tiles (seems to be a popular choice!). Thanks! Re: Arden Developments 1170Aug 20, 2017 7:52 pm dskvic Jeeta23 pEast Hi Jeeta How about some photos of your balcony. Are you putting the driveway yourself. Also are you looking to concrete around the house. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hoping for handover over the next 2-3 business days!! The last few weeks have crawled. Doing the drive way myself - have got it all lined up, just waiting for handover Hi Jeeta, Did you ask for that floor waste in balcony? Did Arden do it themselves? Hi Dskvic - Arden did it themselves, but I would have thought all balconies require it. Re: Arden Developments 1171Aug 20, 2017 7:54 pm Hi Jeeta, Did you ask for that floor waste in balcony? Did Arden do it themselves?
Dskvic - you need to ask to add floor wastes, doesn't get included otherwise.
The plumber was on site last week and we noticed no floor waste in balcony. But Victoria Building authority says they must add a grate drain or floor waste. Must talk to our SS.
Oh wow - is it not on your plans? Re: Arden Developments 1173Aug 20, 2017 8:48 pm Ezza: I don't know if they're better, just different. They are warmer underfoot than normal tiles and don't need grout so that's a bonus. Easy to clean and replace. Not sure on floor to cieling, yet another decision to be made. Colour day is 12th September I think Build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=88062 Re: Arden Developments 1174Aug 20, 2017 9:37 pm We finally have our dates. 18th of sept for colour and 2nd oct for tender. Im really hoping for a cancellation though as our block is ready and raring to go hehe. Fingers crossed.
Jeeta23 Looks like all balconies do need it. The plumber has roughed in already but we didn't see the floor waste in balcony. We texted the SS but haven't heard from him yet. Honestly we've had zero ideas or inputs from Arden. Every step of the way we need to find out from other sources and then ask them. It's been frustrating for us. We are building for the first time, and don't have family or friends who've done it to ask either ( they bought established houses) Re: Arden Developments 1176Aug 21, 2017 9:09 am BTAhomebuilder Hi there. There will also be an additional charge if you choose to lay it brick bond pattern over stacked. They said the additional charge was due to wastage. We have 600 x 450 tiles over fireplace, in 4 ensuite and powder room, with floor to ceiling in master ensuite and powder. The additional charge was $5200. An additional $350 for brick bond pattern over fireplace. Hope you find this info helpful. Re: Arden Developments 1177Aug 21, 2017 11:13 am BTAhomebuilder welcome! im not sure what the price would be but when you go to colour selections you can have a price quote and if it's too much you can choose to not go ahead with it. you can make changes up until contract. after contract you cant make structural changes (or even adding a light switch they'll say no) unless you pay a fee. It's been frustrating for us. We are building for the first time, and don't have family or friends who've done it to ask either ( they bought established houses) That was a real challenge for us too. We had some limited, but good suggestions and advice from the original sales consultant on some structural items, but the rest was through our own research and through forums like this one. I'm sure it wouldn't be that hard for Arden to compile a list of add-ons/extras that a client could look through and consider. Surely that could lead to extra revenue for them and less stress/better experience for the client? Of course ymmv depending on the upgrades that you want but i found those very helpful to get an idea of total budget. Sometimes you wish you can get all the best things about each builder, and get a "dream builder". LoL.
