The gradient is the slope, so it would really be determined by the block you have (e.g. a block with 1m fall from back to front would have a very slight gradient, wherere a block with 4m fall from back to front would have a very significant gradient). I don't think there is a rule/standard. Hey I am looking to purhcase a new home and land package in Minto . You seemed to have gone through the process. Can you please advise me the pros and cons. Our land is due for registration in March. The pros and cons are subjective. It felt depends on what you want out of your build and the area you build in. The biggest pro for us is it's close to our network of close family and friends. The area also has big potential for growth when the shopping centre and estate are completed. What size block and Wisdom designs are you interested in? Whilst the centre is probably 90% complete, there is probably only a 50-60% occupancy rate at the moment. Like I said, pros and cons are very subjective and it's all relative to your personal circumstances. The two biggest cons for us is that it will take us a little longer to get to and from work each day, and that the overall process from paying deposit on land to completion of construction will be 16-18 months. Re: Anyone Building at One Minto? 67Jan 22, 2014 6:04 am i think one minto is a good and cheapest place to build. everytime i go there to see the progress of our house construction, it seems like i made perfect choice to buy in One Minto. not too crowded place even though its an existing residential area. not many vehicle or people on the street. peace and quiet...Minto Mall just 2mins drive from my house. all the play ground, primary school and library similar distance from home. i don't use public transport so it doesn't bother me. although train station just 6-7mins drive from me Re: Anyone Building at One Minto? 68Jan 22, 2014 12:46 pm We're building in Minto. 5 something - It's been going on so long I can't even remember what stage! We're building with Beechwood and have had a nightmare with our Lender, Landcom and BW. A lot of people are put off by the Public Housing but don't realise that all estates will have 30% public housing in future. YES Minto was terrible in the past, however the changes in the past 5 years are incredible. If you take a look at the history of former p/h estates that have been renewed you'll see it has been successful and values have risen significantly. It's cheap to buy now but will be a hotspot in 15-20 years. We pop by our block regularly and are happy with what's happening around us. We even went past on NYE and it was pretty quiet. BUILDING OUR FIRST HOME :x] Re: Anyone Building at One Minto? 71Jan 23, 2014 1:56 pm If you are building at One Minto Estate and not interested in capital gains, then this is the right choice for you but if you are an investor who is more interested in capital gains than regular rental income then invest somewhere else, The disadvantage is, if you buy or build to other estates in the Macarthur region that some other people mentioned that the market value had risen twice the rate for example, Well good luck on that, Firstly make sure you have a reliable car because public transport is very limited.We looked around to other estates and they are far from everything, far from train stations, far from the the M5 freeway, very limited number of childcare centres, primary and secondary schools, shops and if you need to use Narellan Road to travel then I wish you more goodluck. And regarding the housing commission , a lot of them about 70% are gone and those 30% are mostly the retirees living there for many years and are the best neighbour you can have. People are all different, you can lived in an Estate that doesn't have any housing commission but you might have a neighbour that you wish you didn't have and everyone hates each other. I would suggest u to send email to sales office every friday asking for new price list for the land. i think the lady who look after the sales is Rachael. send her an email and she will reply u with latest price list. they update their price listing every friday so keep in tounh with sales office. i am not sure when is their next sales but sometimes there is some land gets added into list without even new land release. Register your interest on landcom website and they will email you when there is a lot available ( when someone cancels a lot booking) or new stage is coming. I don't think there are a lot of stages left now. Many existing owners at one Minto are buying multiple lots in stages later to gain some profits. So make sure when you receive the SMS or an email regarding the sale, get their asap to get the priority number. Landcom was also selling at Bunya, but are quite expensive. Something to consider when thinking of building there. Glenfield and Macquarie fields also have Housing and I have not seen that. But I do agree, if you want it for investment, better buy somewhere else. For moving in yourself and if you have a limited budget, it is a good choice having station, shopping mall, medical centre and schools so close. Next good choice to consider is Willowdale from Stockland. New development and station is 1.5 kms away. But since Minto isn't a new development I don't think it has NBN or is getting it. Just adsl2+ One Minto estate is rebuilt from scratch and had NBN planned and was implemented earlier. So I am sure one minto has got it despite liberals scrapping labour's previous fibre optic plan.
