Can't wait to see your house finished Thanks 3munkeys! We are trying to go for the "country" look but neither my hubby or I have much flair for interior decorating so not sure how its going to turn out! My build thread: viewtopic.php?f=31&t=64437 Re: DA in Perth Hills, kitchen cabinet pics!! 283Aug 16, 2013 3:32 pm Well, met with the SS today to check the tiles and go through a few other issues. Update on the cornice is that the wall on the right is going to be cut so that it sits flush with the adjoining wall. It means some extra bricks will need to be added to the inside of the WIR on the other side to reinforce it. It means we lose 90mm in our WIR but I would rather that than keep the recess looking the way it is. Our SS estimates PCI in 8 weeks. Had news from our CLO that they can recess the sliding and stacker door tracks but it will be costly. I replied saying that we are happy to pay but we believe that the charge should be what it would have been if it was done at the planning stage. Considering the doors were changed after our plans were approved by council and not at our request, we believe DAH should cover any extra costs due to it being done now. If we had had the standard doors like in our original plans, the track wouldn't be an issue. Anyway, yet to hear back from them. I hope they agree with this because so far we have been pretty happy with Dales. It would be a shame for something like this to ruin our good experience with them. Anyway, I'll keep you posted on the outcome. My build thread: viewtopic.php?f=31&t=64437 Re: DA in Perth Hills, estimated 8 was to PCI 284Aug 16, 2013 4:17 pm That's great news about the PCI - not so great about your WIR tho. Here's hoping they come through on the Recessing of the doors viewtopic.php?t=62083 Re: DA in Perth Hills, estimated 8 was to PCI 285Aug 18, 2013 6:49 pm Only a couple of months! How exciting. Fingers crossed DAH come to the party regarding the door issue. What you've proposed does seem fair. You'll be in your home in no time. Building with Dale Alcock Homes in Aveley Our thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=63880 And yes, my pants are indeed fancy. Re: DA in Perth Hills, estimated 8 was to PCI 286Aug 20, 2013 3:28 pm I think this may be the point where the build experience starts to turn sour. We have been quoted a ridiculous amount ($6k) to fix the track issue, a problem we believe wasn't our fault. We have gone beyond what I think is necessary and offered to meet them half way with the costs. Yet to hear back from them, but so disappointed none the less. Even if they do agree, that has taken a big chunk out of our "finishes" budget. My build thread: viewtopic.php?f=31&t=64437 Re: Dale Alcock in the Perth Hills......so disappointed! 287Aug 20, 2013 3:52 pm $6k to fix your doors...seriously that's just crazy. Am I understanding this correctly the builder changed your doors and didn't tell you, but I'm assuming they put it in your contract even though it shouldn't have been there? I wouldn't be accepting this, I had a problem with something that was changed without consulting us and our builder put it in the contract, we signed the contract and didn't notice BUT when the cost came up later on, I had a massive hissy fit and our builder wore the cost. DA is a large company and they can come to the party on this, it was their mistake to begin with, if they did their job properly you wouldn't be facing a $6k cost now....I'm angry for you Re: Dale Alcock in the Perth Hills......so disappointed! 288Aug 20, 2013 4:01 pm We did know about the doors changing but it wasnt at our request. It happened after our plans were approved and just before the build actually started. Our original standard doors with highlight windows above were no longer an option (after being in the plans for 6months!). No one from DAH advised us that the tracks on these commercial doors would be so much higher than normal tracks. We didnt find out until they were already installed. We went to a project builder as it was my understanding that their knowledge and expertise would avoid situations like this. Im so disappointed with them. I was really hoping this build would be drama free! My build thread: viewtopic.php?f=31&t=64437 Re: Dale Alcock in the Perth Hills......so disappointed! 289Aug 20, 2013 5:43 pm Wow $6k - you have to be kidding me? It sounds more like they don't want to fix it. What would be involved? A new frame - ain't no way that would be 6k, a brick saw to cut into the frame - can't see the $6k there either a brickie for a day to rebrick the frame. What #$#%%$ (it wouldn't let me write what I wanted to) viewtopic.php?t=62083 Re: Dale Alcock in the Perth Hills......so disappointed! 290Aug 20, 2013 5:54 pm AKB Wow $6k - you have to be kidding me? It sounds more like they don't want to fix it. What would be involved? A new frame - ain't no way that would be 6k, a brick saw to cut into the frame - can't see the $6k there either a brickie for a day to rebrick the frame. What #$#%%$ (it wouldn't let me write what I wanted to) I'm 100% agreeing with AKB, there is for sure profit in that 6k figure, no way can it be cost. Tracyw who would even think to ask 'So what height will stacker door track be?' the builder should have advised you of the track height, its not information you would have readily available and how many homes do they build per year, the builder is the one with the knowledge, what happened to the customer is always right? Still annoyed for you! Re: Dale Alcock in the Perth Hills......so disappointed! 291Aug 20, 2013 6:16 pm They would use the same door and frame which will need to be removed. A layer of brick needs to be removed, concrete carved, terminesh redone, same frame and door put back in and an additional metal frame added to the top to fill the gap. Yes you would think someone would have mentioned the 80mm track height! I think my offer of $3k was more than fair since Ive been told by another DA client if we had organised this before the slab went down it would be more like $1k. Still no response to my email though. My build thread: viewtopic.php?f=31&t=64437 Re: Dale Alcock in the Perth Hills......so disappointed! 292Aug 20, 2013 7:38 pm Ok - Daily Rate for a Bricklayer (Non - Builder Rate and because it is fiddly the builder would be paying daily rate - $500. A punnet??? of expensive Face Bricks $800. Termi Mesh $400 (Estimate I just cant imagine it would be more) A load of Brickies Sand $28. 2x concrete (lite) $16 Hire of a brick saw to cut the pad $200. Remember I am overestimating because I'm not talking Builders Rates - Total Cost $1944 and there is NO WAY it would cost them that much. I would honestly rescind your offer and ask for a cost break down. Good Luck Annette PS I bet Homeone would explode if I used the word I was thinking of lol viewtopic.php?t=62083 Re: Dale Alcock in the Perth Hills......so disappointed! 293Aug 20, 2013 8:01 pm Thanks Annette:) well, you can take the bricks out of the estimate as we have loads left. However they would have to get the door guy out to remove and then put back but I can't imagine his time for a day would be more than the $800. I really don't know what we will do if they don't bring the cost down. Maybe put up a bright red "mind the step" sign near both doors? My build thread: viewtopic.php?f=31&t=64437 Re: Dale Alcock in the Perth Hills......so disappointed! 294Aug 20, 2013 8:05 pm Let us know how you go - I'm thinking of you Guys. But I honestly would be emailing the Chain of Command at DA (maybe Dale himself lol) viewtopic.php?t=62083 Re: Dale Alcock in the Perth Hills......so disappointed! 295Aug 20, 2013 8:51 pm That's shocking. Come on Dale Alcock wake up and smell the coffee!!! To just ignore your'e email makes it even worse that they are not reacting to your efforts of a compromise. Agree you should rescind your offer and ask for a full breakdown of costs down to the last labour minute and grain of sand. Good luck and I really hope this is sorted out the way it should be. Or give you the option to have them recessed? It sounds like other DAH clients were given the option to accommodate the frames by paying to have them recessed into the slab. If you weren't also given that option prior to the build commencing then DAH should absolutely pay. You can't charge clients huge sums after the fact for options they would've happily paid for if they'd only been made aware of them beforehand! I think you're being incredibly reasonable by offering to meet them half way. I've just read about the issue you are currently experiencing, and was wondering if there is anything I can do to help? Could you please PM me your personal details so I can investigate? I'm sorry that you're feeling stressed and hope I can assist in some way. I will look forward to your communication. Best regards, Jemima.
