Re: Building works next door encroaching onto our land 84May 21, 2013 5:11 am Glad to hear that things are on the right track for you now, Aaron, and I hope it continues that way. Well done, Eden Brae Management for trying to get this sorted. Eden Brae management visited the site yesterday and fixed just about everything. With my permission, their excavation contractor re-contoured the rear of our block, smoothing things out, and used that dirt to fill the hole at the rear. They then smoothed out the entire side of the block, raising its level as we had been planning to do. It's now possible that the neighbour won't need to do any retaining at all at the front. We have to check things out a bit more closely over the weekend, but we may now be able to get away with just a retaining sleeper under the fence. The neighbour is investigating retaining wall options for the rear. As soon as that is organised, we should be able to have a fence erected. Also, I received a call from the company whose subcontractor had been using our power. They are investigating who was on-site that day, and they will be taking action against the subcontractor -- not just for the use of the power, but for the abusive language he used when my father asked him to desist. It's amazing that in the course of a few days, we have gone from being told that rectification of the problem may have to wait until after the neighbour's handover, to having everything basically fixed. Eden Brae's management (particularly Wayne) have been nothing short of amazing, and have made up for the earlier issues. It's good timing too. We received a message from McDonald Jones this morning indicating that they are arranging our final paperwork for handover. With any luck, we'll be in the house in a few weeks, with our fencing erected. Re: Building works next door encroaching onto our land 86May 22, 2013 10:22 am That is a fantastic result Aaron. Well done for staying cool calm and collected throughout! I'm not sure I would have been...great news... (e.g boundary walls, windows, etc) We are lucky to have chosen a small builder where the sales of contract is dealt directly with the directors, then only handed down to an account liaison and SS for future communications. Any issues we can call the director (who picks up the phone/return calls ) Wish you best of luck with the rest of the build! Well done for hanging in there when things looked pretty bleak. Thank goodness EBH management came to the party to sort things out - well done, EBH. Best of luck with PCI and the neighbour Re: Building works next door encroaching onto our land 90May 22, 2013 1:43 pm Glad things are resolving. Kudos to Eden brae management. I have found them wanting to please their clients every step of the way, and they do care about their public image. Good luck with your PCI and handover! Exciting times ahead! Re: Building works next door encroaching onto our land 91Jun 01, 2013 9:10 pm Just another update... Everything is progressing along nicely. Today, the neighbour began work on the retaining wall. He decided to do it himself after discovering the cost of having it done professionally. We'll see how it goes, but just looking at what he has done so far, it looks pretty good. We also had five cubic metres of dirt delivered this afternoon, and we spent a couple of hours spreading it along the boundary and around our side yard. It's looking good, and will solve the side boundary issues at the front. We've had light showers this afternoon, which should help it settle in. Our PCI is next week, so hopefully the fence will be up around handover time. The only hurdle left is getting Eden Brae in to add some extra fill at the back corner. It was all looking good when they first filled in the back corner, but with the rain, it's settled to form quite a depression in that area. Hopefully they can come in and sort it out properly once the retaining wall is in. Re: Building works next door encroaching onto our land 92Jun 01, 2013 9:13 pm Wow... Things happened quicker than I thought. Once the rain stops you will get a better idea of how much more fill is required. Re: Building works next door encroaching onto our land 93Jul 26, 2013 11:26 am Just an update. Everything has been resolved with Eden Brae and our neighbours on that side. The fence went up a couple of weeks ago, and it's all looking good. We've had handover, done the floor coverings, and had our driveway done. Most things are going smoothly, and we're close to moving in. It's been busy times, but I'm happy with how everything has turned out in the end. However, we're now having dramas with our other neighbour refusing to even discuss fencing. But that will be the topic of another thread. Re: Building works next door encroaching onto our land 94Jul 26, 2013 3:25 pm That's great to hear everything has been sorted out by Eden Brae. Hope the move goes well.
