We are developing a corner block in the Sutherland Shire in Sydney, creating a dual occ by renovating the existing home and then subdividing the land to build a new home on the side street frontage. The thing we are most happy about is that we only need to build one new home - the reno on the existing home is similar to others we have done before. The new block is flat (yay!), with a north facing rear (double yay!) with dimensions of approx 26m wide and 16m deep. There is some discussion with a few of our consultants about where the council will require the setbacks, but we will be keen for them to agree with us that the rear of the new site should be the standard 6m, front of 3m and either side should be 900mm. The current FSR is 45%, but we will likely submit under proposed LEP which increases FSR to 55%. So I'm here wondering if there are others who have developed a shallow block, and what kind of home you ended up with? Thanks in advance!!
