Browse Forums Building A New House Re: Building with Kurmond Homes 301Aug 05, 2013 1:03 pm Quick update on the NBN conduit - Kurmond has said this is already included. Great! NBN Co will soon start pushing back on jobs which haven't been prepared correctly by builders as it costs too much. Re: Building with Kurmond Homes 302Aug 05, 2013 1:04 pm UpsizeTime Interesting Mars as that is one of our additions on my list, has been there since the beginning and being left out, how much did they charge for that? Also, do you know how much an additional TV point is? We need two more but unsure how much, a friend from a different company cost the $75. Curious to what kurmond charge? Setinel Alarms charge $80 per TV point. The Antenna is $375 though, quite pricey. Re: Building with Kurmond Homes 303Aug 05, 2013 1:37 pm Lilac absolutely LOVE your home.... The shutters look great, DH is not a shutter person but I love them, they really suit your home. Love how you keep popping in Lilac, always nice to know that there is someone out there that has built with Kurmond and has an idea of what is going on. Beanzy looking forward to hearing about/seeing your preliminary plans. Upsize glad you got everything sorted out with P. Does that mean that you will have everything in your contract e.g. kitchen, stairs, lighting etc.? Good luck with the bank, I am sure it will all work out, hope it doesn't take too long to get approval. Mars thanks for those prices.... did you get them when you did your electrical selections? How long after signing the contract did you have to wait to do the internal & electrical appointments? We are at a stand still, waiting, waiting, waiting..... perhaps Kurmond don't like use Re: Building with Kurmond Homes 304Aug 05, 2013 3:17 pm Hey Carak, Interestingly the electrical is separate from the data/electronics, which is done by Sentinel. Sentinel should be prior to the contract and electrical/internals after the contract. Our contract arrived but got damaged by Aust. Post. so we're waiting for another to be sent. Some of the pricing given... CAT6 points $125 CAT5e points $110 speaker wiring $150 per pair - additional $260 for speakers 3.5" LCD colour video intercom $600 Re: Building with Kurmond Homes 305Aug 05, 2013 3:56 pm Thanks Mars for the information and pricing.... the prices will come in handy (if and when we get that far). Re: Building with Kurmond Homes 306Aug 05, 2013 7:12 pm Hi Mars Those prices are they fron Sentinel are they the contractors Kurmond use? is the 3.5" LCD colour video intercom the door bell & video system? We are interested in one of those as well. Thanks for the info. We received the plans today, they are nearly there, just some minor things with the fireplace and hall linen/data cupboard, hopefully soon. Re: Building with Kurmond Homes 307Aug 05, 2013 7:56 pm Lilac, Thanks for posting your pics, the house looks beautiful. I love your outlook to the backyard! I can't wait till we're all at your stage and happy. Upsize, Sentinel are contractors of Kurmond. A word of advice is to try negotiate better prices during the tender stage if you can because they were unable to discount much. Being a single storey house we are likely to do our cabling after handover as I couldn't justify the $3000+ quote. Also something for your DH, tell him to check out Avico.com.au which has all the HDMI and other electronics gear for video distribution. I'm looking at doing HDMI wiring from the home theatre to other TVs with an IR interface to be able to use the remote control from different rooms. Avico is in Seven Hills. Re: Building with Kurmond Homes 309Aug 05, 2013 9:39 pm Thanks heaps for that. Very helpful, we tried to negotiate a bit at tender but they haven't budged much. Re: Building with Kurmond Homes 310Aug 07, 2013 7:37 pm Moving forward, we have agreed to sign the tender & plan. Need to keep the ball rolling. Still things to finalise but I guess that gets done in the next stage. Just wondering if people have their finance organised for the deposit payment? We have it planned out but paper work not finalised and as always timing never plans well, our bank manager is overseas for another 4 wks!!! We are talking to his fill in, but have to feel for the guy trying to figure out all the different accounts and questions. Have to find out through him where our bank mgr got up to and then continue the process. So, what would normally take less than a week will take longer. Question is how long??? At least things are moving. Re: Building with Kurmond Homes 311Aug 08, 2013 10:07 am Congratulations Upsize great news about signing the tender & plan. We organised our loan before we signed the tender & plans, so we knew how much money we could spend. Now we sit and wait, with the money ready to be spent, for plans to be 'fixed'. We like the rest of you have decided we will be building with Kurmond. Unlike most we have yet to do much, just in the "information gathering" stage and will be looking at getting a tender, plans etc done next month when the finance comes through. I just have a few questions but the main one is for those that have selected flooring, who are the suppliers Kurmond use for flooring? I think I read carpet call in an earlier post but are there others? Not really a fan of tiles or carpets in living areas so are looking at going down the laminate, timber, bamboo route for most areas (obv not wet areas etc). Has anyone else used that or planning on it? I just want an idea of the range that comes standard or if kurmond offer bamboo? Or is it just timber laminate and if so what is the range like? Re: Building with Kurmond Homes 314Aug 13, 2013 11:40 am Hi hills_build, where are you building? I assume in the hills? Carpet Call Seven Hills and Manago Tiles McGraths Hill are the flooring options for Kurmond. Carpet Call have laminate and timber, Manago Tiles have laminate and bamboo. If you're interested in bamboo, there are two strandwoven colours which are included as standard. We upgraded to the Verdura range through Manago. This cost us $1200 approximately for a 34sq house (living excluding bedrooms and theatre). Verdura have a good colour selection, so hopefully this gives you a rough idea. Re: Building with Kurmond Homes 315Aug 13, 2013 5:58 pm Hi all, went to our block today and it seems our neighbours are very organised and have started building. They have their building fence up and the land has been levelled and garage position dug. I'm happy with their garage on the opposite to ours it will make our houses look nicer. As we are the only two houses between two corner blocks. Would have thought we would have been sent a plan of the house to see how it falls on the land? Wonder when they start doing this? Their build fence comes over onto our land, but guess that is one of the benefits of going first. Guess once we are organised they will have to move it to let our pool guys do our pool and then the house. Welcome hills, where abouts are you building in the hills? And which house are you looking at? We did the same as you, looked at all the options and went to the carpet and tile shop before deciding on a builder. mars, hills and anyone else, are you having bamboo floor in the kitchen areas? How does it go with the water? That is the only thing that puts me off laminate or bambo, what if I or mainly kids spill water and it isn't cleaned quickly will it wreak the flooring? Also, wondering affect of fireplace on laminate or bambo flooring? That is why I keep thinking tiles in all areas. Re: Building with Kurmond Homes 316Aug 14, 2013 8:54 am Upsize, I'm not sure if comply and development requires advanced notice of the building going up. But they should still give you a notice with the plans. As for bamboo, from what I've read it is perfectly fine for mopping up wet spills, however it is not heat friendly. You would probably be better off going with tiles in that case. I know someone who's got bamboo in the kitchen and they say it's fine. Re: Building with Kurmond Homes 317Aug 14, 2013 11:42 am Hi Mars- thanks for that. I will have a look at those ranges and see if we can narrow down our choices We are actually building up in Kurrajong Hills on acreage so the name is slightly decepetive in a way lol . We are basing our design off one of the Newstart series, Refection, which seemingly none of that series appear on the website anymore We will be doing a dual-oc so essentially building same house twice with one mirror imaged. Re: Building with Kurmond Homes 319Aug 15, 2013 9:16 am Hi All, I've seen the recent Kurmond Homes pricelist and they've increased significantly, which got me thinking about post contract price increases. In the contract there is a special condition 2 - Expiry of Tender prior to Validation Date. That is the builder may vary the contract price is the tender has expired before approvals etc have been completed. My land is only registering in December and my tender expires in October. I need to see whether Kurmond can delete or at least amend this clause. Lilac, any advice here? Re: Building with Kurmond Homes 320Aug 15, 2013 10:47 am Hi Mars- that is interesting and slightly worrying at the same time. We are yet to get a tender so have been based all our estimated costs on the price list we have that is from the beginning of the year. Would be very interested to see by how much the base prices have increased. Do you have a pdf that you could shoot through?? Concerned that if things have gone up too much that things will start to get beyond our budget Or is this more of the "upgrade" costs that have increased? Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74716 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
