Browse Forums Building A New House Re: Building with Kurmond Homes 1549Jun 27, 2016 2:28 pm Return to Shire F A N T A S T I C news!!! Congratulations. I know you must feel so relieved. Well done. Jingle those keys. Ses78 Tiling over tiles is ok and should not cause any problems at all. I am sure they did this to save on labour costs. Just ensure you have a copy of the email you sent the builder about this. I note that you are approaching your "century" of 100 posts * crowd goes wild * Re: Building with Kurmond Homes 1550Jun 27, 2016 9:36 pm Hey big Mama, yeah I have been reading a lot about tiling over tiles and while it says it can be done it says that it is not good practice. I would just love to have a house that has everything finished the way it should be not constantly changing things because nothing is going to plan after all this is a new house not a cheap reno. As the house is elevated the alfresco needs a balustrade and I can't imagine how drilling through two sets of tile is going to go ( and on one alfresco it could be three layers as they are still the wrong colour!) We are now having some issues with the proposed driveway but hey why change things now?! On the other hand we have just realised that the retaining wall has been built 10meters short (which of course has been questioned many times) but hey $$$$ coming our way is a positive Having trouble with landscapers at the moment. I don't think anyone wants to tackle the job and why do companies not return emails these days??? This is for a paid job!! I am having the meetings but not successfully getting any quotes. I think they see the size of the yard and are running for the hills. So fingers crossed that someone will do the work or at least give me a quote so I have some idea of how much this is all gonna cost. Meeting with Marlon this weekend but if anyone else has recommendations for landscape, fence or decking please let me know. Handover is supposed to be in a couple of weeks..... Blinds to be hung Internal and external clean to be done Driveway to be poured Water tanks and external air con to be installed Not sure what else Ps 100th post and 141st week and counting (out of a 52 week turn around hahaha) Re: Building with Kurmond Homes 1551Jun 28, 2016 6:04 pm Ses r u doing concrete steps or timber steps for your alfresco? Are outdoor concrete steps cheap? Re: Building with Kurmond Homes 1552Jun 28, 2016 6:10 pm Mr_Karaoke, our alfresco stairs have to be open riser timber as they are in the flood path. The front stairs are supposed to be concrete steps done at the same time as the driveway (which I don't think can be done now) and we had a variation for over $3K for about 5steps high I think. So I will be glad to get that money back too hopefully cause that seems a lot for some stairs?! How are you going with everything? Re: Building with Kurmond Homes 1553Jun 28, 2016 6:46 pm We too have to do steps for the front and alfresco and laundry area and will do after handover...but have not been told its has to be timber and open riser...so im assuming we can do concrete...when did u found out it has to be open riser? Y cant they do concrete at your front? We r slowly getting there..just waiting for this build to be finished...as like everyone, we noticed errors throughout the build and have to point it out for them so they can be fixed Painters r to start this week...but have not had pre paint inspection... Re: Building with Kurmond Homes 1554Jun 28, 2016 7:29 pm Mr karaoke... The painters are very slooooooooow and we too did not have a pre paint inspection it has only recently happened. We had a flood study done right at the very beginning which has determined the height of the house and how the build was to be done. We have to have under the house as an open area for flood water which will never come but it has cost a packet to do all of the extras for the council. In the flood study it was a requirement to have the open stairs, again so the flood water could pass through so I think that you should be in the clear for some nice concrete stairs. I too can't wait for everything to be done. We were told that handover would be in the second week of July but as I have started noticing some things that need fixing I am not getting my Friday calls or having emails returned (from the SS) so hopefully he doesn't hate me too much Re: Building with Kurmond Homes 1555Jul 01, 2016 9:10 pm For those that have finished their build or anyone that can help... I will need an additional water meter on the property and have been given the plumber and surveyors names that K deal with. I am finding this a long and tricky process not to mention the additional cost. I have been told to get a section 73 but have just realised that after paying $1000 already and soon another $550 and then plumbing construction work on top of this (and money to get the site re pegged by the surveyor) that this might be something that should be done within the build process?? Am I paying for something that is included in the overall cost and have not been told? Re: Building with Kurmond Homes 1556Jul 03, 2016 6:07 pm Quach thanks for the landscaping recommendation, Marlon was great and knowledgable without OTT ideas. Let's hope his quote comes in as a good price because I just got my very first quote which are much harder to get than I thought..... Wait for it...... $75K and that's without fencing!!!!!!!!!! Que the crying and screaming now, ahhhhhhhhh Surely not, that seems absurd. You will be able to find me rocking back and forth in a corner somewhere for the rest of the day Re: Building with Kurmond Homes 1558Jul 04, 2016 9:30 am Ses_78 Quach thanks for the landscaping recommendation, Marlon was great and knowledgable without OTT ideas. I need turf, some decking, gardens, an addition to a retaining wall and fencing which he hasn't quoted for yet. I am hoping that he has over quoted to get rid of me because it seems like a crazy amount. Will let you know how far off the next guy is hopefully a good 30-40 grand less fingers crossed Re: Building with Kurmond Homes 1560Jul 04, 2016 10:12 pm Landscaping can be very very expensive, especially if you have loads and loads of dirt to remove, also if your land is contaminated with esbestos .$$$$$$ it's more then what most people think. Certainly that's if you want a proper job done with structures that will last forever. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 47571 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
