Browse Forums Building A New House Re: Building with Kurmond Homes 1381Dec 01, 2015 8:51 pm Hi Quach, it's the latter for us too. Trying desperately to clear up a few problems and no one onsite is one of them! Although there was finally some bricking action today after many weeks of nothing. I am greatful that they worked through the heat, I sure wouldn't have blamed them if they tossed down the tools and headed to the closest pool. Still extremely frustrated and waiting for the construction phase to transition into the 'smooth and more enjoyable ride' that everyone keeps talking about!! Was talking to (complaining to haha) the CSM the other day about all of the delays we keep getting while EVERYONE in the neighbourhood has built and moved in, her reply.... 'Stop looking at everyone else'. Are you kidding me!!!! Hope everyone is doing well with the moving in and fingers crossed that we all start getting some action, especially those that are so close yet so far to getting those pesky little keys. Re: Building with Kurmond Homes 1382Dec 01, 2015 8:57 pm I've got a frame inspection on Thursday. What supporting frame should I be looking out for quach? Re: Building with Kurmond Homes 1383Dec 01, 2015 9:09 pm It's hard to say returntoshire, since I'm building an Evoque plan it's probably completely different from yours. But the fact that you actually have a frame inspection booked means they've had the certifiers already come around and checked it. I think we had our certification fail upon inspection. We've been told all trades will stop until they fix this because this particular part of the house cannot handle the loading of the roof and upper floor. We have a big timber support beam that runs from the left to right of the house at the rear. Above this beam is the 2nd floor wall, and also connected to this is the alfresco roof. This beam needs to support both the load of the 2nd floor, roof and Alfresco roof. I don't know why its not a steel beam, but the SS said they may need to insert a steel support beam somehow. There's currently a jack supporting the beam from sagging any further. Re: Building with Kurmond Homes 1384Dec 02, 2015 5:23 am quach I would have thought that would have been a steel support beam to start with. That is really poor design and planning on their part. As for us, sitting in limbo, awaiting to see if final inspection and settlement is Friday however none of the blue tape pieces that we put all over for touch ups etc have been touched in a week and a half. A other things need completion but nothing major Re: Building with Kurmond Homes 1385Dec 02, 2015 8:59 pm *sigh* it's been a very very long and frustrating build. I am so over it, just want it to finish as quickly as possible. I hardly ever see anyone onsite for the last month. I call HQ and no one knows what's going on because our CSM quit. Really now I regret KH, and should of went with Metricon. At least I'd be finished by now, with 25yr structural guarantee. Not sure about this issue they found but to me if its structural, then it's serious. There's no such thing as smooth ride here, all down hill crash and burn. I hope KH can survive until my house is complete at least ! Re: Building with Kurmond Homes 1386Dec 03, 2015 6:18 am Loks, not that much room on survey, actually. We intend to write a longer review somewhere to highlight what was good and what was not. Ses, no gift as far as we know. I was sure a poster some time back got one. Bigmama, the independent inspector we got also said our place was high quality. That seems to be one advantage to KH a lot of people mention but when it comes from someone who looks at lots of different houses it carries more weight. Quach and retuntoshire, those doozies of yours are very unfortunate. I didn't even know windows could be moved after being placed and the frame not being supportive is dreadful! How can you not compare progress to others in the area? They want to compete with other builders so should be similar speed. We are doing well. We have hot water, oven, dishwasher, range hood, aircon. Tiles are about half done downstairs. Upstairs flooring next week, then we can move heavy stuff over. Fence has started too and we rolled turf over about half the yard. No pics online yet but will keep you posted. Re: Building with Kurmond Homes 1389Dec 03, 2015 12:46 pm Yes loks same thing with me, I told them I wasn't paying until the credits were taken up, as they waited for the driveway was finished and then they fixed it up. Congrats houses for mouses, not worry loks it will be beautiful.... Big mama have you had handover yet? Sorry for everyone woes, but it will get better, and trust me every builder has issues, next door masterton started 6 weeks after me and they only just there roof and gutters on and no work in site for past 4 weeks..,. Re: Building with Kurmond Homes 1390Dec 03, 2015 8:53 pm Ok I have a payment conundrum. KH has asked for payment for completion of roof and tiles, however the roof is not complete, I have told them we won't pay till its finished, however they threw some HIA contract thing back saying partial completion requires payment. Ok so I send this information onto our lender which rejected it on the grounds of the building contract payment schedule which states payment on "completion" of roof and tiles. The lender also requires a valuation done on the roof to see if it's actually complete before releasing the funds. So who has righter way here ? Bank or Builder ? Re: Building with Kurmond Homes 1391Dec 03, 2015 9:31 pm Ah yes those pesky little keys. Had final inspection this week and handover was due for tmw but bank have stuffed up so hope should be next week. Quach 25 year guarantee is slab only. Builder is right about you paying as per contract. If you don't pay they will not move on to next stage. Suggest your bank sends them an email. Re: Building with Kurmond Homes 1392Dec 03, 2015 9:47 pm Hmm that's not what we were told and their T&C state : Foundation systems, concrete and or strip footing pursuant to the Building Code of Australia and all relevant Australian Standards including AS 2870, Appendix B Structural failure is defined as ‘Damage Category 3’ or higher (AS 2870) for a structural failure to exist Structural timbers and steel in wall or roof framing where structural failure is defined pursuant to the Building Code of Australia and all relevant Australian Standards including AS 1684 Load bearing brickwork where structural failure is defined pursuant to the Building Code of Australia and all relevant Australian Standards including AS 4773. Read more at http://www.metricon.com.au/terms-condit ... fZ8WK2i.99 Hmm the banks valuation process won't release funds until satisfactory completion I recall reading their contract. So I'm going to let them fight it out... Our framework requires repair and a redesign so I would say the house will be a derelict site for another month for them to figure out how to fix it. Re: Building with Kurmond Homes 1393Dec 04, 2015 5:47 am hmm quach, haven't had this problem, each valuation required passed with no issues. The issue becomes that you will be in breach of contract for nonpayment . Need to get them to fight it out so you have taken reasonable steps to satisfy your obligations. Big Mama, you have had those keys dangling much longer than I, I think our actual journey began around the same time, and I'm already about to lose it. We absolutely have to be in by christmas and that means getting fences, gates and turf laid before we can move Re: Building with Kurmond Homes 1394Dec 04, 2015 9:35 am Quach Loks is right. You will be in breach of contract full stop. Loks Ooooo you are so close too. We also need fencing asap to keep our dogs safe. Have been diligently watering the new nature strip we laid last week (council requirements). Ah I can almost smell those keys from here..... Re: Building with Kurmond Homes 1395Dec 04, 2015 10:24 am yep Big Mama, we need to keep dogs safe as well, fences and turf will be started Wednesday, I've let SS know it's happening. He's was OK with the fences being done Monday but not turf, so we've put it off until Wed, same guy is doing both so they want level site and lay turf before the fences go in Re: Building with Kurmond Homes 1398Dec 07, 2015 8:49 pm I've been told SS will provide me with an interim occupancy certificate, still need to do some landscaping and fences. I am fairly certain that when they do the adjustments they will be owing me, I have been requesting it for the past 2 weeks, again promised I would have it today, surprise surprise nope not received. Where are you at Big Mama? Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74702 I would never build with Fowler homes.
