So here is today's list -both garage doors - plumbing finish off - all electrical and many many down lights - mirrored wardrobe in main bedroom -kitchen splash back Yesterday was - all door handles - house alarm Due Saturday -main tiling throughout whole house Gees I love progress and the quality is superb There is a few things that need to fixed but nothing major, and at the end of day SS makes things easier with beginning so helpful Sorry Loks Our SS was on my site today Ses_78 yes my past 12 weeks has been 6 weeks club.... I'll start by saying it has been a horrendous experience and would highly recommend those considering Kurmond to reconsider. I personally wouldn't put my worst enemy through the experience.Most posts from people with most project builders will not have a build experience of rainbows and butterflies, and we weren't expecting this, but what we do expect is a certain level of quality for the money that we pay and quite frankly Kurmond does not provide this. First piece of advise, have EVERYTHING, they have ever agreed to, promised, mentioned to you etc in writing. I can guarantee with the high staff turnover the people who make you promises will be the first ones to not be around anymore when the info they give you is to be relied upon. I am not going to go into massive detail, but after seeing people mention that although the paperwork and pre construction process is painful (to be expected with any Builder) and it is the quality of Kurmond finishes that helped make the decision to proceed, I thought it best to share what the apparent quality you can look forward to is. Please note, we have have had a PCI were defects were listed and were to be rectified, we have since had a handover inspection where we refused to handover until issues were rectified and we have actually had a second handover inspection after being promised that everything was 100% complete. We again refused handover. Some issues are: -door architraves with gaps well over 1cm on the vast majority of frames -"S" bend missing below bathroom sink so water goes nowhere expect through cupboards -horrible "patch" job on theatre wall. -paint not complete around air vent. -paint not complete along architrave of entire wall. For first handover inspection there was all of the above plus door hinges missing screws, one wall which was completely bowed which no one had picked up on and was left to us to notice. You bring certain things to a company owners attention and his response is "oh, but once curtains are up you won't even notice", yes that's right we must all live in darkness purely to not see the second rate workmanship, that puts great faith in the quality we will receive. I think some of you have now been unfortunate enough to get the SS we had, my only advice is push for what you want and get it to a standard your happy with and have someone independent look over it. We have since handed over as we couldn't keep paying rent, and look forward to the 90day maintenance follow up, but with anything I guess it's caveat emptor! Hills_build, so sorry to hear things aren't up to standard for you. I hope they can get fixed so you feel happy with your completed house. Loks, we're still a a similar stage to you. Nice to see real stairs replacing the ladder! We had our prepaint inspection today. Everything is looking pretty good and tiling appears to be complete for wet areas (we didn't have to switch tiles and are happy to see we still really like our choice). They were finishing off the skirting boards and working on balcony tiling today. Kitchen should be next week. Apparently we're 6 weeks from completion but considering some peoples' 6 weeks have lasted a while I'll try not to get too excited just yet. Everyone Great to see the wonderful progress. We drove past today and saw the gate open so went in. Tilers there. Think they will finish this weekend. Paint touch ups seem to have been done too. Quach128, first and second story frames are up and half of the roof framing (trusses?) next week they will complete framing and plumbing and start brick work the week after. The framing contractors told us that they had us booked in for 10 days straight a few weeks ago but moved to another job when the frames didn't turn up But if everything that SS says is happening in the next two weeks actually happens I will be very happy!!! Did you do the red dates in your construction program above or do you actually have an SS that keeps you informed? Hopefully now we have been given a new SS (T**) things should progress, fingers crossed Enjoy the sunshine everyone!!!! Re: Building with Kurmond Homes 1235Oct 04, 2015 12:39 pm Quach That progress schedule is a rough guide and some of it doesn't even make sense because they don't wait until the house has been cleaned and then start to install ceiling insulation. That has to be done before air con vents go in. Delays will occur at any stage due to awaiting materials or booking in tradies who just don't turn up for weeks and weeks. This delays all work from the other trades who cannot start until the previous guy has finished. Quach don't become fixated on that schedule because builder will swap things around. Hubby says K Project Management 101 means this: When they say 6 weeks it really means 12. When they say 3 weeks it really means 6. When they say 2 weeks it really means 4 & When they say handover next week it really means 2. I think that's about spot on Re: Building with Kurmond Homes 1236Oct 04, 2015 2:03 pm Hi Ses_78 Cool sounds like they must of went around to my place when your frames didn't show up bcos they ripped through my frames (up in 2 days) and the brickies look like they'll finish end of this week. Everybody The guide came part of the welcome pack, I put those dates in, the dates indicate when that process started. So far it's been pretty accurate in that the order of things went pretty much one after the other except for those things which don't necessarily have dependencies like the plumbing rough in, and probably few other things down the track like electrical, insulation etc, but hey at least I know what's going on and what's next. Bigmamma, yes it is a guide, I believe that this was the intention of this process document. I wouldn't call it a schedule, nonetheless it does give us an high level overview of the project scope. I don't ever rely on what anyone from KH tell me with regards to dates and timeframes anymore ( been disappointed several times) doing this just gets me fired up when they don't show up when they say so, actually I had a very good conversation about this with S.C at KH, and they acknowledged that SS"s should of never given out booking dates to customers as delays can occur from all areas of the build, so our SS in the beginning (he was new to KH) gave us actual dates. Big mistake because he couldn't keep any of them. Now he doesn't tell me the dates but rather the order of things to come and an estimated start, which I actually prefer. All I care now is the end date, which is what is stated in my contract, March 2016. If they go over this, then I have to cough up an additional 2.5% interest on the construction loan until it finishes. S.C is aware of this in our loan contract and has been very understanding of the situation. Anyway I drove past on Saturday and saw the brickies back piling on the upper floor walls. Well I certainly like their idea of "lockup" cos we just drove past and found gate unlocked, chain off, garage door partially up, unlocked, internal door wide open and house unlocked!!!! Slack! Re: Building with Kurmond Homes 1240Oct 08, 2015 8:04 pm They removed all the security gates today maybe driveway soonish I went to have a look after work as they tiling inside, I noticed they delivered the external tiles ... And they delivered the wrong tile so now they need to order the right tile so now further delays .... The tile shop owner was not happy.... At the end of the I only want what I paid for...
