Does anyone have any tips on what to look for or anything specifically to add? I've heard about adding liquidated damages if they go over the contract period, has anyone got a clause like this and was able to negotiate a reasonable amount so it was actually an incentive for them to stick to the time frame? Also how did people go with finance? My understanding banks won't sign off until they receive council approved plans but you can't get plans through council until you pay 5% deposit and sign a contract. Seems a little backwards... Finally when does "internal" selections take place, after contracts and 5% but before council? Thanks in advance Re: Building with Kurmond Homes 687Jul 13, 2014 3:01 pm Lol! Hills build, about it all being in reverse order. We said the same, but unfortunate they don't seem to think so. We had issues with the bank as they would approve loan, we received a conditional approval only. But, still i didn't want to pay the deposit out of our saved funds, in the end we had to and then once it was all approved council and contracts signed off we the bank let us claim back what we had already paid up front. Just needed receipts. Other thing our bank hated and delayed bank final approval was they wanted the final cost of the overall house including all variations. In regards to additional items in contract we added 2., liquidation damages to pay our rent and temp pool fence costs and authorisation for our independent inspector at two different stages. No issue with putting these in. In regards to liquidated damages, don't think they see this as an incentive to finish on time, our build and other builds so far have come way under date in contract. My date in the contract is December and it is more looking like September at this stage. Good luck I am sure glad I am past your stage, it was tough, but stick to it, so far the results are really great. Saw our vanities and final tiling in the bathrooms and the look great. Re: Building with Kurmond Homes 688Jul 14, 2014 9:48 am Hey all Scaffolding should hopefully be coming down this week as the eaves on the top floor and downpipes were painted over the weekend. The roof on the ground level and the cladding upstairs should also get completed this week. Another week or two before gyprock gets put in. Hills, I would definitely insist on liquidated damages. We didn't and although it could be completely coincidental our house started a few weeks after some of the peeps on this forum and we're lagging behind quite considerably in comparison (e.g Upsize and Mars started early march I believe and us towards the end of the month and we only have half a roof) Re: Building with Kurmond Homes 690Jul 15, 2014 10:43 am joandandy Hi all - with the bamboo flooring is that an upgrade or included in the price. It is really helping me make a lot of choices for our home. Have a look at Kurmond's Facebook - Sierra hand over the other day with photos. Again it makes you look at how you would do things differently with colouring. Very interesting! Luckily ours seem to have turned out well. We got our practical completion letter, so our first walk through will be next week. Just driveway, flooring and door furniture remains!!
