Browse Forums Building A New House Re: Building with Kurmond Homes 421Dec 04, 2013 11:02 am Can anyone shed any light on whether it is typical to wait a week for each change/request to be made? It seems that we give them a week and end up having to make a call to chase it up. Are we just being too patient or is K dragging their feet a little? I can understand any changes or requests made will push the tender process back as they need to cost and re-tender but seriously, each time we speak it ends up being a week to two weeks for them to respond. Is this normal for K? We are ready to sign the tender once the corrections have been made. I know lots of people shop around and request for a tender but dont end up signing but we have pretty much set our hearts on K but gee its taking a LOOOOONG process! not to mention we are paying a hefty mortgage for the land! anyone? As long as it is done properly in the end that is what really matters. While to get going but now we can see the light we are getting changes done a little quicker. We also are waiting over a week to get small layouts done. But, in honesty prefer they do it right then several iterations. Re: Building with Kurmond Homes 424Dec 06, 2013 9:02 am So the good news is that we finally got all colour studio variations sent through and the damage bill wasn't too intense. The wardrobe fitouts seem quite good value as well so we're going to go with those. The bad news is that we still don't have our amended plans that Lend Lease require (changes are being made to the parapet to keep them happy). So another week lost and Kurmond are now saying tuesday before we get those. Can definitely echo above the frustrating and slow time it takes to turn around changes. Once contracts are signed, it only gets worse! Going through CDC and it comes back it has to be further away from the fence, 950mm has to change to 1.25m away on one side. That means the house needs to be narrowed to work. Ahhh! Draft person madly making changes so we can get it through CDC tomorrow. House should decrease so we might get money back LOL, I will believe that when I see it. As they have to change the patio to accommodate the pitch of the narrower patio. Gotta love knock on effects. Still hoping to get it all to the bank for approval this week. Wishful thinking I think, but have to try. Pool company want to order pool, which I don't want done until finance all sorted, pool manufacture already has a huge workload in Jan so that is going to be delayed to Feb. However being a single storey it should be ok. I'm surprised Kurmond didn't do their homework on this because there is a formula for the setbacks in the building code, based on the height of the roofline. 950mm immediately would sound alarms in my head for a double storey. Our land has settled yesterday and Kurmond have completed the survey of the land. The plans are now being drawn up and hopefully we can complete CDC by the end of January. I thought you need to order the pool shell 3 months ahead? We were expecting it to be installed in January before the building commences. I understand I am not the only client and I understand the paperwork takes the longest ... but 2 weeks to make changes and 2 weeks for a tender and now sitting at 2.5 weeks for tender to come back - ?? I somehow think they are dragging it out as nothing will progress til after xmas at this rate anyway - and then with the holidays etc. probably mid-january til we get traction again .... our finances are there.... the land is ready.... just waiting for K At what point do you go to Peter and say "buddy, whats the deal?" we have been told we would be going for the CDC but i hear our local council (Parramatta) approves pretty much anything so it may even be easier to go through council, especially since we are building a custom duplex. *sigh* Re: Building with Kurmond Homes 430Dec 18, 2013 9:10 am Melon, It has become much slower since the opening of the new Kellyville display homes. A lot of us anticipated this and that's why we were pushing early on to have everything sorted. So I don't believe they're dragging their feet. They're simply struggling to cope with the increased workload. Having said that, I don't believe other builders would be any quicker to be honest. Re: Building with Kurmond Homes 432Dec 19, 2013 9:10 pm Good news today! We got CDC approval. Hooray, another step closer. I know they have their issues but remember all builders do. Have to say they pulled through for us. They made our 950 from boundary to start to see if we could get that through. But, I think because we have been so slow and the house next to ours built first our house distance has been impacted. The house next door is HUGE! and not far from the boundary so I think ours has to move further away. I think it we will better off as more room would be good. Anyway, Kurmond made all necessary changes in one arvo and sent them through to us. Like anything things get prioritised, our job is so close to finalisation they want to get ours through to focus on new jobs. Next step for us is bank approval. Did CDC require any additional information from yourself or the developer? and how long did the whole CDC approval take roughly? and would you know what was submitted to CDC? ( as in detailed plans inside and out or just the exterior ) Re: Building with Kurmond Homes 434Dec 20, 2013 1:34 pm A detailed plan went to CDC, a kurmond had to get heaps of documents together for CDC. My understanding is they have a checklist and have to organise all documentation prior to lodging with CDC. The final CDC probably took 1 week but the lead up took a while as we had to get water peg outs for the back of our block as well as three neighbours. This was the biggest pain as you have to get permission from them to enter block. The plans covered everything, house stamp, floor plan, shadow plan, pitch plan, front/back elevations, window types etc. once approved all pages are stamped. Yes the waiting is very slow and painful, but other builders (in our experience) have been MUCH worse. We now need to wait until K opens back up in January to finish our external colours, then off to council for us. We are building in Jordan Springs, wanted to know how people have been going with the CDC process, is it difficult to tick of all of the things on the checklist? And is there any recommendations for how to be approved easily? We are building Newport 22, anyone have any pics of a Newport, i know its on display at JS, but would be good to see some other examples. Also does anyone have a list of the bricks that are in the bronze range, we have a product guide but its from last year and a lot of it is outdated, if anyone could bring us up to speed. Who knows when KH reopens for me to ask them even more questions?? Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74719 I would never build with Fowler homes.
