I don't think they would have done that if you didn't get finance but don't quote me on that though. lol Pooks, Resolve meeting was good but sometimes our broker spoke too fast! Haha. Although the interest rate is really not that bad, I reckon the LMI is around $5k too high. I tried those online calculators and although those are just estimates, surely it shouldn't that be that big of a difference! I wish we just had another option other than Bluebay. I wonder if he will give us another option. He was saying something about changing the "fees" when he learned that we received $20k instead of the $10k that we originally told them. Did any of you sign up for the ALI insurance thing? We did - which is not surprising since we are so gullible but I reckon we'll cancel after a month or something. Do you think it's worth it? I have been following this thread for the past couple of weeks, but have only just signed up the the site! We signed up to homebuyers centre in July with Jake ( Is anyone else with him? How have you found him? So far he has been really slow, taken ages to reply to emails, and do things we have requested done to our house which have still yet to happen). Other than that our experience through homebuyers centre has been really good. We got pre approved 2 weeks ago, and have land in cardinia village officer, it was set to title in October but has been pushed back to Feb! Has this type of delay happened to anyone else? After seeing the kitchen promotion people were talking about on here we have asked Jake but are still waiting to hear back from him! We have prestart on the 24th we can't wait! there are a only couple of things we want to upgrade, -sliding do to pantry -window behind oven (not sure how this will look, any suggestions!? -overhead cupboards in kitchen and laundry And We really want to add an alfresco Does anyone know how much these thing cost? I am not familiar with J@ke at HBC but I did have a very similar experience to you with the sales consultant I had not replying or communicating well. The good news is that from pre-start, you deal with the pre-start consultant right through to when construction starts! My pre-start consultants that I have had have been excellent! The thing that concerns me though is that your upgrade items are mostly structural things rather than material things...I was advised that any structural items had to be included in the preliminary works contract and cannot be changed after this because of the plans having to be approved by council/estate/bank etc. anyone else heard something different? Not sure what the costs would be on your items crackers4 as I had alfresco already on my plan. I did however get a sliding cavity door for the hall and it was around $200 I think. I hope you get all the answers you need BEFORE pre-start because you might find that you have to sign the builders contract that day too and you want to make sure you know where you stand before that. I have heard the Aspect estate in Officer Stage 6 was delayed over 3 months. We are in stage 7 so are anticipating approx the same so our hopes are not too dashed. Pooks – You must be looking forward to your land titling, ours isn’t expected to title till Mar April next year . Chylatte – Cupboards are not structural so you will be able to add / change them. We went to visit the display house for the Monarch (small 4 hour day trip) and took my Mum, my mother and father in law and our best friends to show them what we had picked. They were really happy for us and agreed on the changes we have asked for. My best friend bought her Mum along for the ride and she was very critical of the decisions we made. Telling us we should go for tiles instead of laminate flooring as it looks cheap and doesn’t last, saying that she has seen better house designs and just criticising little things. I want to add cupboards and if the budget allows, some doors (hope that's not structural). At the end of the day impish, it is your house and you do whatever you want! No matter what you do, there will always be someone who won't like the colour, material, design etc. Whatever right? As long as you like it, doesn't really matter what they say. Laminate flooring has come a long way and doesn't look cheap at all! I can't wait to walk on my new laminate floors! I think we all envy your Monarch design too, I certainly do. She is just jealous. Haha. One of my friends was re-designing our walk in robe too, saying that there is wasted space in our design but I just kept reminding myself that my pantry is as big as his bathroom...haha. As long as you are happy with it, that's the main thing! The conveyancer said that when the land title is received (by the end of this month) then they will know how much the bank is forwarding for settlement and I will be notified and have to organise bank cheques for and have it all done with "at least 48 hours notice" but max time 7 days. Talk about an unorganised rush! I think I have to pay stamp duty and a couple of different fees which by my calculation is about $5800 but they said it could differ depending on what the bank do...I am so confused now! We have been saving what we can since our journey began in February...in hindsight I am glad out titles were delayed so we had more time to save. Even getting time off work at late notice is going to be tricky for if I have to hand deliver these cheques. Resolve Finance gave us a fee breakdown sheet but you know how things can be "subject to change"...it turns out, trying to get organised has opened a can of worms! They ran the financial health check and their broker said we'd have no problems borrowing enough for the house and land they'll sort out for us. I had huge communication issues with my sales consultant...once we signed he never got back to us on anything! It all seemed to sort itself out when we had Prestart though because then you don't deal with the sales consultant anymore. I've had 3 pre-start people due to their changing of roles and all of them communicated excellently (including the current one). So far I've had a major stuff around! We had to get a one month fianance extension on our land to start off with, so that is valid until the 7th which was fine because our prestart was supposed to be next week which gave the banks 2 weeks do approve the plans and give us formal, but now apparently the building contracts won't be ready so they have cancelled out pre start and made it for the 9th! We had to get a 90 day extension on our land because our finance took 3 months to be finalised! Who is your land with? Are you able to extend it out further? Do you have pre-approval? I know it's very daunting when you are at this crossover! You might find a clause in your land contract about a further extension. Who are you dealing with at HBC? Really well, both myself and hubs are feeling really confident with HBC. Walked us through the house and there really wasn't much that wasn't included. Our sales guy told us they included everything as they don't want us upgrading. We upgrade ceiling height, size of stove top and range hood, landscaping deal and we still ended up in a price range we can easily afford. There are a couple of things we are tossing up whether to have it done straight away with HBC or do later by ourselves. But it really isn't much, just some overhead cupboards in the kitchen and alfresco. Our sales guy was calling one of the estates today to put a builders hold on the land. We need to decide by tomorrow if we go ahead with the 1k holding with land developers. Sales rep also wants us to come meet the broker. Sit down and tell us excatly what we are up for etc. Taking my folks along as they know a lot more than us. We've been back and forth on the building idea for about a year.
