We are part of the November change according to Council who I spoke to today. They liaise with the Ministers office in regards to zoning. It doesn't surprise me though, after black Saturday the whole of Victoria had the bushfire provision in place which needed to be met before permits were released to build. At least they have calmed that down now. In light of today's fires in NSW, I'm trying to convince myself that I'm being an idiot for complaining about having to protect my house. I should be thankful. (I don't think there will be a bushfire in a suburb like Cranbourne so this is still difficult to swallow, but I'm trying.) If anyone is concerned that they maybe in a flood zone ring your local Council. They will be able to tell you if it is or not. Just to let you know, builders don't normally find out about Bushfire and flood zones until they apply to council for a property information certificate, which they can't do until your land it titled. So if you have information about Fire / flood, and you land isn't titled and HBC hasn't contacted you I would suggest you contact them to sort out your options. I was going through our contract and there's a certificate titled "Land liable to flooding advice" and it's listed the whole land as being identified as being within a Land Subject to Inundation Overlay (LSIO) - no idea what that means and also they have circled property is partially liable to flooding but floor level and flood level currently not known. I have given the whole of the contracts to Henley so assuming they should have picked it up? 30K just because they're in a flooding area... damm cannot afford that much money!!! While the lady was not able to help me, she contacted their Building Department to see if they could help me. She came back to me saying that council had nothing to do with this decision and would only know if there were any changes after the review in November. She gave me a number to call the Victorian State Government Department of Primary Industries (DPI), which it turns out is not the right department to contact at all. I've discovered over the last week that my pre-construction consultant is not very handy on knowledge and may make up a thing or two...just don't know why council told me November...I think it's August. I even got the variation cost for the bushfire provision knocked down by $300 because it includes an upgraded front entry door to meet the standards. I had already upgraded my door at Prestart so basically they were asking me to do it again. No. So that was removed. Gaviscon Girl, I don't think changing pre-start would matter because when they get to the stage of obtaining your property services report, if it's deemed a bushfire zone they will just add it on then, the same as mine.
