I have been reading this forum whilst my fiance and I decided whether we were going to build or buy established.. Well we have bitten the bullet and put our $1000 hold on a block of land in Casiana grove in Cranbourne West!! And as of today we have pre-approval! Have decided to build the Abode 22 with HBC and we are so excited! So far the extra things we have included are: - an outdoor alfresco area - a wall and sliding door to the home theatre room so we can close it off - a sliding door on the wir and ensuite in the master We will prob just stick with the standard inclusions for the kitchen as their kitchen promo has ended but we will add overhead cupboards either side of the rangehood. We will prob take advantage of their current promo for the landscaping as it would be nice to just have the front done.. And we will maybe get the stacker doors to the outdoor area... Anything I am forgetting? Any tips or tricks would be great! We have not signed our pwc as yet but prob doing that tomorrow! Yikes! So excited! The land conveyancer called me to tell me and said that settlement will occur next week on Thursday. Then we can finally get the ball rolling on soil tests/permits etc ready for the build. Welcome hayles85! Love the floorplan for the Abode 22 - that theatre is in a great spot! Between all of us so far with our previous posts I hope you have some tips that can help you with your PWC tomorrow. Think of anything structural because tomorrow will be the time to include it eg. eaves, layout, doors etc. They are pretty good at guiding you through options too. All the best with it! Congrats on your pre-approval. crackers4 – no communication problems with our sales guy – Al3x, he has been great, he has told us we will be dealing with him and the prestart girl all the way through so very happy. pooks83 – woo hoo! Great news about your land title. Since signing the only thing that I am not sure about are the eaves. We have got them around the front of the house (estate guidelines) but not around the rest of the house. I am a bit bummed now as all our living area windows are facing north/west which would have really benefited with the shade of eaves. Did anyone get any tiling upgrades in the bathroom / ensuite? I am in love with the rock feature in the shower in one of the displays. Not looking forward to how much it will cost. I also wanted to upgrade the bath and shower heads. Has anyone got any costings for those? We didn't upgrade any of the tiling because I really liked one of the standard designs so we went with that. We didn't upgrade any tap/shower fittings either but it might be something we will do after handover because of the price difference, cheaper to do ourselves! We signed a Land Contract on Sunday (Parks Edge Casey Fields Cranbourne), conditional upon finance of course (going with Resolve). We also signed our PWC on Tuesday - kinda sad that we won't have much to do with our sales consultant from here on in, as he was fantastic. Blue Bay has called both of our employers, so I guess pre-approval is just around the corner. Our land only titles in March, so it's a bit like hurry up and wait. Higher ceilings. Extended the alfresco slab to finish at the back wall of the house (will tile later), deleted blinds (will choose different ones later). Changed from carpet to laminate in master. Exhaust fan in laundry. Low profile roof tiles - as was stipulated in the estate's design guidelines. I think that's about it. Hi Niccles! I totally understand the stalling! We are nervous too! I've spent the last 2-3 months looking at display homes as well as going to inspections etc trying to decide whether to build or buy established but in the end i just wanted something new! All the houses I looked at needed work and for the price we would pay we wouldn't have any left over for renovations so i made the call and said 'lets build!'.. Where are you looking to build? Our sales rep was fantastic! Answering my emails and texts straight away for the last 4 weeks, making changes back and forth, nothing was too much of a hassle! Personally I found them to be great (so far)! But we are yet to start the build process! but from what i've read on here and other reviews everyone seems pleased with their customer service and more importantly their homes. In the end you have to do what is right for you, not your friends or family. So once you figure that out i say go for it! Which display are you going through with your family? Ask the sales guy for a list of the upgrades before you walk through so you can show them what is standard and what is upgraded. Good luck!
