We got my Finance checked over to see If we are eligible through Resolve and that all looks pretty positive. Our budget is about the $380K mark and looking to build around the Western Suburbs of Melbourne (Tarneit, Truganina, Wyndham Vale, Werribee) areas. This is the first home building company we have visited, however our home consultant can only offer us two house & land packages at the moment. They are stating there is nothing else they have for a budget of $380K? I thought we may have been able to choose our our land and then the house style we like. That doesn't seem to be the case, it seems very limited. I've seen many other home building companies with far cheaper options, is HomeBuyers known to be more expensive then builders such as Eight Homes? Ideally Homebuyers seems like a great place for us as finance is all in one place. i think the choices may have been limited by your budget. the land prices in the areas ytou have listed have gone through the roof and you are lucky to get land only of a decent size for 380K in those places. Hvae you tried other western suburbs like melton south, plumpton, brookfield and the land prices there are still good. in my estate a 400sqm block is still going for around 170 which would leave you with over 200k for the house and you can then have more choice in what youre building. Thanks for the response, you are probably right regarding the land prices. However the block they are offering us is around 176K Truganina, and the house choices we have been given is either the Cooper14 or the Piper14. That would mean the house is costing around 202K? For the house it doesn't seem very reasonable, many other builders seems to offer much cheaper homes around 150K and cheaper with better layouts. Of course I don't know the full detail of other builders inclusions. Either way do you think it's a good deal in terms of House & Land? Any opinions? Are home builders limited to what they can offer you in terms of land? Or can they simply offer you any land that is available within your budget. Are there more options if you were to go out and buy your own land, just not sure how it all works. In terms of area I really would rather build around (Werribee, Tarneit, Truganina, Wyndham Vale) my family is nearby and it's where I am currently living now. Re: Anyone building with Homebuyers Centre in VICTORIA? 4754Apr 13, 2017 12:42 pm remember the 202K will include site costs which are usually range between 13-20K depending on what they find when they do the site cost. so factoring everything in the price is just about right. Have you looked at other builders yet? my house is going to be 22 squares, contracts signed in June 2016 and everything came in at just under 400K thats site costs, building with raised ceilings, land at 155K for 392Sq. so i think yours is a good deal, i only say this if the 202 will include everything including site cost, and all other fees and charges like LMI which can also run into thousands. alternatively you can look at purchasing your own land, first ask HBC how much it will cost for different house designs then look for land that wil keep you within budget. from experience though, it will be not much different and you will loose the benefit of paying a little deposit for the land because you are doing independntly. Apparently with this particular block they can't fit any other home on it, it is a small block only L 22M X W 10.5M with a 4M backyard once the house is on it. Am I right in saying this is the premium you pay for an area closer to the city such as Truganina 25KM from the city. I haven't really looked at any other builders other than Eight homes, they were offering house and land for around $325K in Wyndham Vale, bigger floor plan with a two car garage. I didn't ask all in the ins and outs, but the lady said it was not full turn key. I guess what attracts me to HomeBuyers is that they seem to make the buying process really easy with a minimal deposit for now and we can finance through them. I can't imagine trying to sort all that stuff on our own. The Cooper14 & Piper14 are fine small houses, just would have likes to have some extra options with a walk in pantry, double vanity and a stand alone shower. Neither of them will give us those options altogether. It is the first house we have been offered, should we wait a bit longer and see if Homebuyers can offer something else in the near future? Our home consultant is great at HBC, but said the prices a going up drastically every few weeks, I don't know whether to believe it entirely or not. Would it silly to dive into the first thing we are offered or wai? We don't want to borrow more than 380K neither do we want to wait around and be priced out of the market altogether. Re: Anyone building with Homebuyers Centre in VICTORIA? 4756Apr 13, 2017 1:29 pm Yes you are paying a premium for being in truganina. the reasons youre going with HBC is the same for all of us here, no surprises everything is included in the price. as mentioned earlier, other builders seem chea until they give you the nitty gritty and you realise youre better off without them. my suggestion is drive to other estates closer to your preferred areas ans see if you cant stand a longer commute to family. from those places to brrokfield for example it will be a 20 min drive max, so mught not be too bad all things considered. my suggestion is do your research dont rush or feel rushed its a big decision but also dont wait for too long land prices keep going up. its such a nerve wrecking time but you will be fine. I will have a drive around this weekend and see a few different estates, funny though I did ask the sales consultant if there was anything around Melton South or even Wyndham Vale out of curiosity and apparently nothing at this point in time in my budget. I was really surprised, I thought it would be cheaper or perhaps there is no land that suits our House and Land budget. Initially I thought $360K for a small three bedder home in Wyndham Vale might have been achievable, doesn't seem like the case ![]() It is our first home we don't want anything flash, but we may have to compromise is some aspect... Closer location for a more simpler home. I am going to inspect the Cooper14 house in a few days in the flesh, we may like it and go for it. Who knows... I will keep you posted and thanks again. So there is land else where. atherstone is beautiful, with parks already done and good amenities. give them a call and just ask if they have any land avaialble and i bet you they do. you can then go back to HBC and tell them this is the land we got, not what house can you offer for it Re: Anyone building with Homebuyers Centre in VICTORIA? 4759Apr 16, 2017 9:26 pm Has anyone replaced the gas cooktop with electric? If so, what was the cost difference? We get the 900mm gas thrown in for free with the myhomeplan.
