Browse Forums Building A New House 1 Apr 21, 2013 9:40 pm Hi, I went to home world at Kellyville on the w/e and came across Rawson the lady was really nice and said they dont have price book but if we pick a house we like that they could give us a quote and that there quote includes everything so there would be no suprises if we were to sign a contract like most other building companys seem to do. I am a first time builder and im only 22 so i am a pretty tight budget are there houses expensive would it be worth while getting a quote i just like the idea of no nasty suprises. Any information would about Rawson would be greatley appreciated!!! Re: Any info about Rawson 2Apr 22, 2013 7:04 am Rawson do not work like the other project builders, they have a turn key price that includes everything rather than a base price and then you add everything on top. We are building with Rawson and have found them far from expensive and believe that our house is very good value. The sales person should be able to give you a rough price and then if you pay $750 they will do soil tests on your land etc and that will give you a fixed price tender. The good thing we found with Rawson is all your site costs are fixed. A lot of builders have a piering allowance and if you go over what is allowed then you have to pay. With Rawson if they go over it costs you nothing. There are a couple of threads about Rawson, I have my own. We struck a few that seem to work in the same way; I can't remember which ones they were, but Rawson weren't the only ones. It seems the larger the building-company, the more likely they are to publish "base prices", which tend to be 2/3 of the actual cost of building the house ... In answer to the original question; they're not expensive for what you get. However they're still one of the more "boutique" volume builders. If truly on a tight budget, my guess is they could be out of the price range. But if I were you, I would still ask. Cl4rend0n, S3k1sui & M4stert0n (to name a few) are likely to be cheaper if you can totally resist any urge to make any changes to any of their designs or any upgrades to their standard inclusions; although even then, as Jen1977 said, you can have the occasional surprise with site costs. pennykate, have you asked for the salesperson's estimate of cost? They won't give you a hard-and-fast tender without you paying the tender fee, but the salesperson will have a decent idea of the cost of the design you like, within probably 5%. That'll give you an idea of whether it's worth paying that tender fee. The reason they don't like handing these numbers out is because they want to give you a total all-up price, and it sounds a lot more than some of the opposition because the opposition give you a bare-bones cheapest basic price; think of it like a car where Rawson want to give you the price including stamp-duty & registration, and a lot of the others give you the price without any of those things (and yet you still have to pay them). I don't know why they don't give out those "base prices"; probably because working it out for all their designs would be extra work for the salespeople that they could better spend selling. Re: Any info about Rawson 5Apr 22, 2013 11:19 am The first time we spoke to Rawson (a couple of years ago now) they had a complete price book, late last year they were giving out a flyer for each design with a price. We were on a budget and could have gone with them, aware that we wouldn't be able to upgrade too much at colour selections (although their included options were much better than other builders). We just ended up liking a design from another builder better and went elsewhere. FYI Rawson have a price increase 1 May. Jen1977 - are you building the Benham with any modifications? I am concerned that the dining/living area (2 areas around the kitchen) are small and the alfresco kind of cuts each room off so there is no real large open space. We did look at the Bentham but it didn't have a 5th bedroom and a separate study. If we did build the Benham we would have enclosed the alfresco that they have on the plans and then added another alfresco that was the same width of the house. We were told it was roughly $2000 to enclose the original alfresco and then whatever the cost to add the alfresco on the back of the house. Any information would about Rawson would be greatley appreciated!!! Rawson do have a price list. But its not supposed to be given out, otherwise the sales consultant gets in trouble apparently. There is also an options list for each display home - which give you an idea of how much the options are in the display. IMO, you get what you pay for. Budget = you get a big house with less inclusions OR you get a smaller house with more inclusions (this is Rawson's point of difference here) OR you get a mixture of the above two. I did go through a tender process with Rawson, but I have decided not to go ahead with them. At the end of the day, choose the design you like. Also single story homes will give you more floor space than a double storey for the same budget. We are getting a large two storey house 43sq and the cost of it is less than what we were going to pay per m2 with the single storey house we were going to build with McDonald jones with far more superior inclusions. Rawson have been transparent and honest from the beginning. Their price is fixed and I believe all the upgrades that we have made have been at reasonable prices. The only downside that I see with Rawson is they are extremely busy and their admin phase is drawn out and their build contract for my two storey house is 40 weeks, so longer than most other builders. We had a fixed tender from the outset and it was our choice to upgrade things, but really you could have gone with standard and the house would still have been lovely.
