Any advice We had an issue with the different interpretation of the councils setback tables (LL's view Vs the Councils) Our builder submitted a variation request asking them to approve as is & the council approved ours in about 2 weeks. Our block is smaller & the issue was with the front & rear setbacks. The setback was ridiculous for our size back. The way LL read the council setback tables (and our builder & any sane person) was correct IMO but the way council read it was stupid. Anyway I would ask your builder to submit a variation request. I just came across this group, my husband and I have just purchased a Masterton H+L package in Greenbridge East (Registration isn't due until Dec 2016!). We have had to modify the home we want to build quite a bit to suit the requirements for the block, it's a corner and LL require the letterbox/front door on one street frontage but the driveway/garage on the other, we've been able to come up with a floor plan that should meet their requirements but was wondering if anyone else had this issue in previous releases? Fingers crossed it is all ok'd by LL as the sales rep at Masterton has told us that they have already had 2 contracts on this block fall through due to being unable to get design approval! We've been looking at BG for over 18 months and so excited that we are finally moving forward! So I don't know what the "rules" are LL tend to be a little stupid some times. Although different precincts do have different BSR's. Just a warning on registration, don't expect it to happen when they tell you as all registrations in the last 2 years have had significant delays, ours was 6 months. Hi Kpatto, we're block 116 (previously 121 I think) it only seems to be the corner blocks that front onto 'Road 1' that have the driveway marked on the side road so if you're not on Road 1 I wouldn't be too worried! Hi Debam, Hopefully LL approve our plan as it's submitted as after all the messing around with moving the garage we've actually ended up with a floorplan we really love even more than the original! We're building the Merlot Elite with a bunch of changes that will make it close to 40sq's - so excited even though we are sooooooo far away from actually building! Currently looking to purchase a property in the Greenbridge section, already established house. My question is regarding fencing on a corner lot - can I make a fence bigger? We have dogs that jump with ease, so the current 1.2m fencing is inadequate, and it also provides absolutely NO privacy. We would want to change it to 1.8m fencing. From what I understand, since its a corner lot, the fencing has different rules. Has anyone had luck with getting fencing changed? I dont want to change the whole lot, the front would stay the same. Just the side and rear fencing. As its just for us, I would not be asking either neighbour for payment, since its my requirement. If I were to hide such a fence with hedges, would that be ok? Hope this all makes sense! We fell in love with the house and want it, but I won't get rid of the dogs just for a house. Thank you!
