The conveyancer should have most of the reviewing of the 500+ page land files by next Tuesday, and we have the first colour walk-though on the 13th March. They have got enough information from the land files for me to submit out First home buyers paper-work which I can get witnessed on Thursday as well, so things are slowly moving. The next big things are the main colours meeting on the 27th, and getting the final plans drawn to give to my Conveyancer and Solicitor - they want to review these for me, how nice! (sure there a small cost here LOL). I am hoping to have most of the niggling bits out of the way before June, when the Land Registers (prays their on time). With this we just need the final Fixed price tender, the FHOG Appoved and then Bank can do their final valuation to give the complete green light. I'm just curious though, does anyone that's moved down there commute to the city for work? This is our main concern about making the move (not that we can do much about it since all the wheels are in motion) and I'm hoping that there are some others out there that will say it's not that bad of a commute Also, does anyone have any recommendations for a solicitor? We had a good one for our last home purchase 3 years ago but they received our contract for this build and said it is far from standard (about 8 large folders worth). Apparently the director of the firm will need to be the one that goes through it and will cost us about $5000. Seems a bit extreme to me! By the time you get from your door to Campbelltown station its about half an hour, then an hour by train and then the walk to the office. As for how bad it is, thats up to the individual. 18 months of it has taken my toll on me and i am pretty sick of it but some dont feel its so bad. At the time i travel there are no trains that link up from Picton so i have to drive to Campbelltown. Only half the trains go to MacArthur as well but luckily Campbelltown is no further As for conveyancers, we used Susan from Halls Conveyancing in Picton. She was awesome and apparently has read the land contract from beginning to end so no real need for her to do it again. Was needing clarification on our tiles/carpets/driveway/bag and paint we have in our consolidated tender, wanted to question the actual SQM used to calculate the costings, and seeing that I got the draft plans tonight, I have now been ripping it apart to cost it out myself with the Colour Price guide, and the measurements on the plans. Let's just say Thursday could be interesting in the Studio! Other than that everything has been going great, I just pray now that the changes and Questions I have will be answered and amended on Thursday. PS - Rebecca is awesome, not my broker but has answered some Questions for me, would pass her details onto anyone looking for a broker. We are still trying to get our tender sorted, just received our first deposit variation one and it is still missing some things, though it has gone down by about $10,000 which is handy. Partly because of taking advantage of the free alfresco deal but there is a bit extra taken off which they can't figure out why, but I'm not complaining. Went into the sales office to discuss it yesterday and after telling them our name, our CLO said 'oh, yours is one of the ones I threw out'. This is what we're dealing with Tops! Have our first walk through at Norwest tomorrow so will see how that goes. Question for you and anyone else at Bingara Gorge, did your builders include everything that is required by Bingara Gorge in relation to design and landscaping? If not, did it add much cost to do this yourselves afterwards? Then Tuesday/Wednesday should get the final draft Tender. With Landscaping MJH don't do the Landscape design, you have to get that outsourced by the looks, and Bingara will want a $3500 deposit upfront on settlement of the land, this will be placed in a trust for landscaping.
