Browse Forums Building A New House 1 Apr 20, 2013 4:23 pm Hi everyone We bought our fantastic elevated block in Parkland Heights, Baldivis in August 2012 (this is our second block and build in Baldivis - the first time in was in Settler's with Impressions 6 years ago). With Landgate backed up, we didn't get land titles until late January 2013. We chose Aveling quite early on, started talking with them in early September - and signed with them in November. We got our prestart late January 2013. We have a plan that we're over the moon about (the Kitsilano, but quite modified). Can't wait to see our home come to fruition...and think that this forum is a great place to update and keep updated, have a vent or share a victory, and get to know peeps who are building either in your area, or with your builder. Really looking forward to sharing our journey with you all, and keeping abreast of your journeys along the way! Tile (in the background) is the tile we are using throughout the entire home, obviously larger throughout living areas, smaller in wet areas and mosaic up the shower walls. It's called Alabastro Grey. The bottom cabinets throughout the whole house (including kitchen, bathroom, ensuite and laundry) are in Charred Oak gloss. The top cupboards in the kitchen and laundry are in Warm White gloss. The interior paint colour is Ice Volcano - Solver. The benchtops throughout whole house are essastone Bone White. The glass splashback in kitchen and laundry is 'Mink Sparkle' metallic. The gutters and fascia will be in Jasper. Render colour is Beaver (just the one render colour for us, had to draw the $$ line somewhere!). Window frames are Jason 'Stormfront'. We have a triple garage, and the doors will be in the 'cedar' colour, as will both the side gates and the double front doors. Hoping the wood look doesn't overpower - though the stone clad portico should balance it out, hopefully! Things I don't have photos of... The portico will be clad in stone in the colour 'Rustic' for those of you who might be familiar with it? The roof tiles will be vienna profile in Truffle. The pavers for the driveway and the alfresco will be Boral Morocco concrete pavers.... The paving is one thing I wish we'd had more in our budget for. What I would have given for granite set or something similar and pebble-y! But SO expensive and money just ran out at the end of the day Next house - for sure! Plans to follow soon The main focus in this house is storage, and lots of it! Our bedroom has a walk in robe and a full wall of mirrored sliders (which we'll custom fit after handover with Lifestyle Wardrobes). The girls have three door (full 31c ceiling height) sliders each too. A large walk in linen and pantry (not so large but walk in nonetheless!). Full height sliders in the study and 3rd bedroom too. A 'library' nook with doors and a 'bar' are both in the lounge giving a bit of extra storage too. In our current home, whilst very large, there is such a lack of storage and it has slowly driven me bonkers over the past 5 years - and really was the catalyst for building a new house more designed to meet our needs (and my need not to have clutter everywhere collecting dust!)... Some more upgrades... Ceiling heights throughout 31c Larger windows and sliding door at 28c Undermount kitchen sink Basin in family toilet, making it kind of a powder room Above counter bowl basins in bathrooms Upgraded flickmixer taps throughout 1800 bath in bathroom with step up hob Full height tiling in ensuite and up one wall of bathroom Smartwiring (though this is VERY confusing to figure out!) Custom built TV cabinet inset flush with interior wall in gloss finish Inbuilt bar Inbuilt 'library' with glass paneled doors Stone clad portico with cedar ceiling Panel blinds (to be done after handover) I love reading about people's upgrades - and it gives you some great ideas too! You're in for a ride!!! Hopefully this fun forum will help keep you sane. The Kitsilano is a great design. Blond1e is building the Rosemoor/Lakelands which is very similar, just different specs I believe. You will find quite a few of us Avelingers on here now, whereas just a few months ago there was me and one other who was finishing off at the time. Look out for HAPPYTAURUS, JANICEC, JACEB and others but I've got a mental blank right now haha. We're doing our first build on a small block but a bit older so spec'd a few things up as based on our finances will be somewhere well be a while and if we were going to make to move from renting I wanted something better!! And nice starting plan also, look forward to seeing your changes. I was so dead set on having bone white also, until the builder quoted me an extra $1700+ for choosing that colour since it wasn't in the standard range. It's so funny that you mention new crystal salt, as I was divided between that and bone white. Silly builders - our builder had no differentiation between essastone colours as to what was builders standard range and what wasn't. It's funny how they always find a way to ream you - one way or another! Anyhoo, your essastone colour is really nice. I reckon we're super lucky just having stone benchtops, huh? Swish! So much storage, I know where you're coming from there, MUST HAVE STORAGE And having girls they will love those huge bedrooms. I would have done the same thing if ours were still living here but there was no need this time hehe. Love all your colours, think I've said that already. It's like looking at my own choices all over again haha. My hubby is so jealous of your garage, we would have loved that but it didnt work with our design as the garage is on the 'wrong' side and would have meant lots of unusable side space. And switching the garage to the other side would have killed the personality of our home. So never mind, you win some you lose some. Congrats on a fab design. Serialbuilder, thanks for the nice comments on our plan - it sounds like we're really similarly minded stylistically Hubby wanted a triple garage not for an extra car space, but to use as a shed so we don't have to build one in the backyard, ahaha - he's pretty stoked, I think it's his fave upspec for sure.
