It seems a little unusual to be in a situation of choosing to build one of a set of townhouses OR a freestanding 400sqm single-storey house (400sqm is getting fairly large for a single-storey house) ... all in the same area? After inspecting this land, one builder quoted 350,000 for 3B,2B town house (without land). One of my friend has just completed his single story house built by well known builder for less than 220,000. I'm concerned with cost as i've to stick to both land and building less than 450000. We've been quoted from $250k and $1.2m to build a 2-storey house of the same size (as each other) on our block of land. Costs vary for a lot of reasons; for example, if it's a townhouse it's attached to something else, and there are going to be costs involved in getting that attachment right. Also, it sounds as though you've contacted a custom builder to get something one-off made on your block, whereas your friend has had a high-volume builder build his house; there are often large price differences between project-home (high volume) builds and one-off custom houses. The only way you'll really know is to get a few prices; however, to me the $350k for a 2-storey custom-designed house doesn't sound over-the-top, even though it's not a massive house.
