Browse Forums Building A New House 1 Apr 20, 2013 2:07 am We have just signed contracts and have pre-start in a few weeks but need to get finance approval ASAP. I know some banks do and some banks don't allow quotes for finishings eg: driveway, flooring etc. We tried to get as much as possible in the contract but have a fair amount to do after handover. For those who have successfully submitted external quotes with your finance application would love to hear what type of quotes were accepted. thanks T Re: Advice - what to include in finance application? 2Apr 20, 2013 6:56 am I have always used mortgage brokers. Let them do the running around for you. I been dealing with Rate Busters for the past 5 years and they have standard products but will use any finance institution. http://www.ratebusters.com.au Re: Advice - what to include in finance application? 3Apr 20, 2013 9:06 am Im not 100% sure but I think in order to get finance these days on a build it has to include certain things to make it habitable eg floor coverings, driveway, front landscaping, window treatments so the bank would consider quotes for these items to bring it the standard of finishing required Our Custom Dale Alcock build in the Village at Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=78620 Re: Advice - what to include in finance application? 4Apr 20, 2013 9:16 am We included a flooring and an air con quote. Re: Advice - what to include in finance application? 5Apr 20, 2013 4:24 pm We included quotes for: pool, flooring, window treatments, aggregate driveway & alfresco. We wanted to pay for our own window treatments but our broker said the bank wouldn't allow it and had to be in the loan. fencing, front landscaping & solar panels come with the Land. We are going through bankwest OUR BUILD WITH Redink viewtopic.php?f=31&t=64097 TIMELINE & FINAL PLANS.........Page 1 SELECTIONS.......Page 2 Re: Advice - what to include in finance application? 6Apr 20, 2013 4:29 pm What banks require to be included often also depends on how much you borrow. Due to circumstance we had very little deposit so we had to include flooring, window treatments etc in the build, the theory is if we can't pay early on its in a state to sell... Re: Advice - what to include in finance application? 7Apr 20, 2013 6:45 pm Im with bankwest and they wanted floor and window coverings, driveway, front and rear landscaping and fencing. The landscaping and fencing weren't in my building contract so included quotes for those separately. I'm not sure what really constitutes "landscaping" though, i gave them a quote for instant lawn i hope that satisfies them. Re: Advice - what to include in finance application? 8Apr 20, 2013 7:11 pm ^^^ we didn't need back landscaping or window coverings with bank west. Odd
My boundary fencing and front landscape come with land after hnadover though Re: Advice - what to include in finance application? 9Apr 20, 2013 7:16 pm yeah my block has no fence yet, not even the guy at the bank was sure what was really required, i thought id rather be safe, i guess it depends on the valuer. ill find out next week anyway. Thanks for the response! However, it's have been sorted. But for others benefit here is what we had to do. Unfortunately, it's not straightforward.
