Browse Forums Building A New House 1 Apr 18, 2013 11:41 am Hi everyone, We had our colour selection done 2 days ago and our tender will be next week, tuesday the 23rd. I thought everything is going well until my pre-site administrator phone me this morning telling me that I could'nt have the facade that i want (edison facade by henley) because the house that we are building(henley monaco noveau Q1) will be exceeding the 60% of the land area. Apparently the dwelling should not occupy more than 60% of the land and we only have 448 m2. The original size of the house is 28.76sq. She also told me that if we want to get the edison facade they need to cut 720cm in the middle portion of the house which is the living and dining area, and we couldnt have a grand alfresco either ,..The options that she gave me is to change the facade to something i didnt really want ( choices are broadway, belair and galleria) but even if we choose to change to that facade we cant have our grand alfresco either. Is there anyone who encounter the same problem with henley? please i need your advise the soonest as she want our decision this afternoon, but i will denitely say that I couldnt decide at the moment because it a big decision to make. your reply would be much appreciated. Yep you can't exceed 60% and monaco nouveau Q1 is on the limit if you have 14*32m block. There is nothing you can do really, either accept the facade or accept the size reduction... For grand alfresco. they can't extend the roof line, but they can extend the slab. Depending on your preference, you might wanna extend the slab. I didnt extend the slab, i fugured i will just extend the timber decking later on or just build paving instead (anyway the extension part will not be undercover)... I didnt even know that we have the option to have belair or galleria facade, and just sticked to the standard broadway facade... Hope this helps... whereabouts are you building? we also just signed the contract for monaco nouveau Q1 - hopefully start building end on May/early June... Hi thank you for your reply, we are not even told about that when we asked to upgrade the facade and alfresco, a bit disappointing really. Btw, we are building in arbourlea estate in cranbourne north, the land is due for settlement in june. How about you? We had our tender done on the 23rd of april as scheduled. We settled with galleria facade but we are going to have another colour appointment next week , 3rd of may then our contract is scheduled on may 24th. I just saw your plan and i didnt realize that we can convert the WC to a powder room. I'm wondering now if they will still allow me to add it after our tender. Btw, how much does it cost you? If you dont mind. Still disappointed that we couldnt have the extended alfresco and the facade we like, but still it's going to be a nice house i hope...we also deleted the grand tv area to make more space in alfresco. So no more structural upgrades aside from the facade. I will try to start a thread once we finalized our colours. We are planning to change our brick colour from victorian blue to a warmer colour that will compliment to the cedar board above the porch of our facade. Anything that comes under your roofline has to be counted as part of the building envelope. As MTZ said you can still request Henley to concrete the alfresco to the same dimensions. They just can't complete the roofline. However once you have the keys there's nothing stopping you completing the roofing from alternate materials as far as I'm aware. Though if your area is subject to a high bushfire attack level (BAL) then you're not allowed to use laserlite or polycarbonate roofing I'm fairly certain. Bummer you can't get the facade you wanted. We were lucky that we could have one or the other (upgraded facade or grand alfresco) due to our land being 466m2. We decided to go with the Grand Alfresco for our Monaco. That includes ceasar stone benchtop, cabinets under vanity, mirror, towel ring, the extension and extra plumbing works. You can still request it after tender without extra charge.. Just make sure you have everything in your contract before signing it, otherwise you will be charged $500 for admin fee... Try confirming this first... But you can try upgrading to powder room by extending it to bed4 instead of outside - thus bed4 will be a little smaller.. She must be a very busy lady coz i emailed her a lot of times with few more querries but never got any reply, wont even answer a phone call or give a return call. our house is already on it's max 60%... I might leave it then if that's the case because hubby doesnt want to cut the room smaller. But i'll wait, hopefully i will get a reply from her (admin) before our colour selection again on friday. We didnt asked to extend the slab. We will see what we can do once it's finish, we might do paving as well like Mtz08. I am looking for someone who might have tackled a similar issue as me. I have a few rendered interior walls, the surface condition is hardly flat.
