So much valuable information.So thought I would begin sharing our process and experiences. This is our first time building so any ideas/tips would be greatly appreciated. We have purchased our block in Coogee (awaiting settlement). Currently we are waiting on the contour survey and site classification hoping to commence our working drawings asap as we need to have our fixed price building contract for loan approval and settlement in June! So hopefully they get moving on this fast to meet our deadline. Our house design is based on the Geneva - our salesman Jamie at Redink was able to work off the Lifestyle 300 plans to help reduce the costs for us. Jamie Lopez our salesman has been fabulous, very helpful and professional - could not speak highly enough of our experience with him so far! I will update the progress of our house regularly. The office stages really do test your patients, trying to get some form of indication as to when we can expect the house to be built and keys handed over with no such luck at this stage. Very impressed with our pre start so far although would really like Redink to provide more personalised timeframes. Pre start done and plans have been finalised. Building permit application was submitted yesterday so now we wait to hear about the construction process. We have been told 45 days from building permit to slab – is this what others have experienced? We are also doing our own soak wells? Does anyone have any suggestions as to the best time to install these? Before the slab or after the slab is laid? They really are taking over. This morning I was listening to the radio and discovered that Redink are funding a $50,000 cash giveaway for Nova. So that's where our money is going! Re: Building with Redink - Lifestyle 300 10Jul 25, 2013 12:55 pm We have been told it is best to get the soak wells in before they start to build - I will follow up with Redink and see what we can arrange maybe we need to organise to get them in before Redink are on site. It does appear that Redink are taking over the market - though we did sign up in December we only got notice of titles in May, though it has been a long process I do believe that Redink have done as best they can to try and get us through the Admin phase regardless of the number of jobs they have at the moment. We have minimal access down the sides but the neighbours block is vacant so bingo! also if you have a Soakwell planned under your driveway and redink is doing your driveway then best to organise something! Re: Building with Redink - Lifestyle 300 12Sep 11, 2013 5:08 pm So we have just come back from a 3 week holiday and a bit disappointment to return to the block just as we left it. We had high hopes that there would at least be some signs of site works. Annoying when one block in the estate went from no signs of building to having a slab over the three weeks and another block with site works complete and ready for their slab - regardless of the weather conditions other builders have managed to show some progress so we are left think why not Redink. So we signed our final contact and variations on the 16/07/2013. Building permit was received on the 6/08/2013. How long should we be waiting for them to progress with site works? After a follow up today Redink have said site works are booked to commence on Friday the 13 Sept although previously they told us they would be completed on the 13th Sept. can anyone let me know how long they take to be completed? Is it only one day for site works? We have found that unless we are constantly chasing them and following up to make sure things are progressing there is little communication initiated on their behalf. We never recived our first progress payment invoice, lucky we followed up with Redink before we went away. they had apparently posted this out although we never revieved anything. when we finally revieved the payment invoice on the 20-08-3013, we noticed the invoice was dated the 27/07/2013, almost a month had past with no follow up at all. Cannot confirm they never sent it but 100% can confirm it did not come to our address. You would think with important payments which would defanitally slow the build process down they would at least have a follow up call or email to ensure we had actually received the documents. We are still yet to revieve a receipt to acknowledge this payment was received, did anyone else receive receipt of progress payment? Yet again something else we will need to follow up on. Also revieved some more amendment documents in the post with absolutely no communication or explanation as to what they are, yes things they picked up on that had been missed in the final contract but still where is the notice and communication on these revisions or even that we should be expecting them in the mail. We signed up in Dec 2012 too with RedInk and had prestart in March 2013. We signed final amended draft plans etc a few weeks ago and have been told plans to go to Shire by end of this week. So you are ahead of us.We are with Redink in Bunbury. People like Charlie23 who did prestart about the same time are nearly finished We took along time with variations etc and also difficult as we are so far from our build. Like you we have opted to arrange the installation of the soakwells. Have not heard yet when to be put in. I read somewhere on the forum best put down after slab is down and before the bricks are laid. Suppose easier for all that digging. So fingers crossed for our speedy builds from now on. We have just had our soakwells put in. We gave the guy who doing our soakwells the name of our "construction manager" ( apparently only get site supervisor later)and they arranged a time to put in the soakwells. They were put in after slab was laid approx 5 days after . We have organised someone to do our soak wells and yes they have informed us we will need permission from Redink for them to get on site. Soak wells have also been installed (they had to put both in the backyard due to sold limestone in the front which they could not break through), site clean it scheduled for today and bricks meant to be delivered tomorrow. Finally it seems we may be getting somewhere. It seems the last few bricks he laid with a poor quality cement/mortar mix. We have put these through to our supervisor so hopefully they get the brickie back in to fix them to a better standard. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110564 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 |
