Browse Forums Building A New House Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 122May 02, 2013 9:50 am sunct We start in a weeks time. It's gone to construction all the permits are in Wow great! Exciting! Do a small blog and let us know hows things are going. Seems most of us here have very similar changes to their plans! Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 123May 02, 2013 9:54 am Nice plan sunct! The corner treatment will make your facade look great! Lucky for you, the HWS is moved to near ensuite - when I asked to move the HWS to near ensuite (to make it more energy efficient), I was told that I can move it if I pay $500 because it's gonna be further away from the gas meter... So I didnt move it haha. Your powder room is slightly bigger than mine hehe - your benchtop is also slightly deeper. Nice... Let us know how you progress! Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 125May 02, 2013 9:20 pm Thanks all. Will keep I'll updated as we o. Mtz08 ur bench top is longer and ours is wider. I asked henley said they r same size in total just one is wider and the other longer. How much have they extended the powder room for you'll? They had to move the hws coz of the side pillars Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 126May 02, 2013 9:42 pm the extension was 2.5k. a bit over i think but what can I say.. am happy anyway... Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 128May 06, 2013 6:50 am I also asked about the antenna during our tender, i was told that i still need the antenna because NBn is only for broadband and telephone connection. He then advice us to do the intallation of antenna after handover so then they (the installer)can tune it well coz some area will have a deadspot. We didnt get the mone in pack we will do the driveway , antenna, etc after the handover. Btw guys, for those of you who have signed the contract, is there any clause about the cost of land settlement delays? We were just informed yesterday that our land which supposed to be titled next month wont be ready till october. ..we are scheduled for contract signing on the 24th of this month. quote="mtz08"] cpl Hey guys regards to the antenna, ive spoken to my SS and he said we do not need to install any antennas. All antennas and internet fibre are connected near the gas heater and then the hub is in the garage. He said if your estate do not have fibre then you will need to install antennas. Im not too sure if thats correct or not. Is there anyone that has experienced this? Hmm, that is completely weird... Just to be clear first, is your estate serviced by NBN fibre optic or other fibre optic provider such as opticomm? Last time I asked NBN, NBN does not provide free-to-air TV, and therefore we will need TV antenna. However, if our internet provider (say telstra) delivers free-to-air TV, then we will have it through the fibre optic - because the fibre has the capability to deliver TV channels, NBN is just not broadcasting the free-to-air TV. What I understand is: if we want to get standard TV channels without using TV antenna, we will need to subscribe - which means we have to pay (please correct me if I'm wrong). ?_? Anyway, for those who has NOT signed the contract with Henley, Henley does have TV antenna in its move-in pack (i've just seen it in the latest brochure for the Essence series). So you might wanna ask for this. I was told there is no more TV antenna (apparently THERE IS!)[/quote] Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 129May 06, 2013 8:08 am Hi Jm14, Yea, I guess installing it after handover is gonna be better and cheaper. I'm just worried, when the installer pull the TV antenna cable through the roof, will there be a problem with the installer damaging the roof tile/creating leaks on the roof? I've never come across a clause that says you will be charged if land is delayed. As for our land, just drove past it yesterday. Street lights are in, footpath and crossover are complete. They were levelling the land with topsoil yesterday. Not long to go... Just checked out your blog cpl! Nice going... Btw did you increase your ceiling height? Which stages do you hire private inspector for? Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 130May 06, 2013 8:51 am mtz08 As for our land, just drove past it yesterday. Btw did you increase your ceiling height? Which stages do you hire private inspector for? Sounds like you're almost there mtz the waiting is really the hardest part... Ours is complete but according to Peet just waiting for the council. So it's looking like another two weeks. Geez cpl your house is flying !!! Agree with your remarks on your bricks. They are absolutely magnificent. Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 131May 06, 2013 9:01 am Yeah that's one of my worries too, leaking roofs cost a lot of troubles. Btw , antenna is included in move in pack.Good to hear that your getting close to construction start... Mine would be a long wait. I have read in other post that some of the builders are charging $250/week due to construction delay because the land was not settled. There's one that has been charged a rediculous amount of 11k because of that. Oh my, i dont think we would be able to afford that cost... But i think the delay was like 11 months or so, ours will be 4-5 months only i hope. Oh nice! we wanted to increase the ceiling as well but figured it will blow our cost and we actually don't need it anyway. Just out of curiosity, how much was it for upgrading the ceiling? Also did you increase the window & door height for the whole house? Will be interested in the upgrade cost for window/doors. Increase cieling was $4740 We only increased height of main entrance door, laundry and masters door. $205 for masters room. For main entrance we paid $1147 for the timber door and laundry was $640 for the increase height of timber door with translucent glass. Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 135May 12, 2013 10:51 pm Cpl! Your house is really coming along nicely! Everything looks amazing, especially your facade and butlers pantry. Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 136May 13, 2013 8:47 am The sunlight is also coming nicely into your living area! Which way is your facade facing? We are facing South, so good morning sun will come through the living room. How did everyone go last week? Any updates? We went curtain shopping and hope to finalise it soon. And its pretty expensive -.-" Re: Our Build - Henley Monaco Nouveau Q1 in Melbourne West 138May 13, 2013 9:57 am The land is complete, hoping Stockland would just hurry and send it to the registration office so that the land can title soon. We were so excited yesterday standing on our lovely piece of land.. hehe On another note, Henley seems ready as well. My admin keep asking me when they can go on site to do the soil test... yay! Hey mtz ... sounds similar to us. I don't think the developers are the villain here. Ours is ready to go but by all accounts the council took forever to grant compliance. We're expecting titles any day now. Well in a perfect world anyway. Hey did you get a massive let down from the bank when they undervalued your build? We were shocked as it came in highly undervalued but won't affect us thankfully.
