Browse Forums Building A New House 1 Apr 15, 2013 8:05 pm So our new home is now in lock up stage, but I'm not sure if something fishy is going on. Things we have bought up are not being fixed and just visiting the site today we can see that its obvious that some things aren't right and need fixing. About a week ago and a half ago our plaster was put up. A day before it went up though, I visited the site and could see all red markings around the house frames (obviously an inspector was there to inspect what needed fixing). Right after that happened though, the next day we unexpectedly saw that the plaster was already up when we visited the site. We met up with our Building Supervisor the next day and asked him about the inspection etc, he said that the carpenter was there just yesterday to fix everything up. Impossible. Don't think there would be enough time to fix all those issues in a matter of a couple of hours. One of the bathroom frame doors is also wonky and not aligned - that was obviously marked red. But still until this day because the architraves aren't on yet we can see that section hasn't been fixed so I'm starting to have my doubts that a carpenter or anything has come to fix the framing issues at all. How does everyone think I should go with this? I'm thinking of getting a private building inspector but is it too late now? How much am I looking for a Private Inspector and who should I go with? Your inspector will put builder on notice and you should get a better job. Expect to pay $ 500 to $600 for a stage inspection (in Melbourne)depending on the size of your home. We hired an independent inspector also, we went with http://www.newhomeinspections.com.au/ and had Theo as our inspector. Overall, we were lucky as at our first inspection the carpenters were there and Theo pointed out any mistakes then and there which were resolved on the spot. The items not fixed, we sent the report to our builder and are still awaiting a reply. If they don't reply soon, i will contact Theo to see what our options are. I am not sure what kind of power they have over the builder though.. Good luck with the rest of your build! Re: Something's not right. Call the building surveyor that is signing off on your home and ask him what defencts their were at the frame inspection and if they were rectified. Generally the inspector will come out to check if they have been fixed or ask for photos. One way or another he will tell you if they've been fixed! Re: Something's not right. If not they would be forced to issue you a variation which you could of course object to. 12 25884 I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15284 |
