Just out of interest, who have you built with.
The issues you mentioned about slopes at Caddens and the responses from some of the bigger builders is so true, I must have met the same person at Jordan springs, because this is just what he told us - site costs of 50 to 100k. At that stage, back in Feb, we had just given 300$ deposit and he almost made me give up the block
We are Lot 351 Morello Tce, the slope there is 4 M, we too have struggled finding the right builder mainly because of the site costs .
Finally we went to tender with Clarendon, and funny enough they have come up with a DCP requirement of 2.75M high ceilings for our block and also some articulation requirements from Landcom
Has anyone else who has built a 2 story home in Caddens encountered this requirement in the Caddens DCP?
I spoke with the Landcom people and they have indicated no articulation requirements for Morello Tce nor have they heard of the 2.75M requirement.
The site costs have come in at 48K, I do think that a lot of builders are quite happy to build on standard flat blocks, the moment they get a slopy block, either they dont want to get involved so quote ridiculous sums or see this as a great moment to squeeze the client and so quote whatever comes to their mind
We tried to go with Montgomery homes too, again, whilst their site costs came in lower, the other costs were a lot higher than say a Clarendon, so overall it was the same
Can anyone give some idea on site costs etc for say a slope of 2.5M over the built portion
and who are the builders doing well for those slopy blocks in caddens
Our contour survey also came up with saline soil so have to go with H1 class slab
anyone around Morello tce who had similar results
