We are currently living in a suburb close to Caddens (really close!) and would like to buy a block of land when the next stage is released (I believe stage 4 is being released before 3 around July). If you have any tips on securing the block we want it would be greatly appreciated! We have been looking at display homes over the last couple of weeks and have so far narrowed it down to Rawson Homes, we like the Chifley , Fernside and Seaview - if the Chifley had the butler's pantry it would have been perfect! . We also don't mind Wisdom and I know someone that has built with them in the Ponds and has been very happy with the result. We ended up camping out for 2 nights for our block, but there were a few people who camped out for 2 weeks. My advise is if you have your heart set on a particular block in the release be prepared to camp for it! We are currently building with Rawson Homes in The Ponds after comparing tenders from Rawson / Wisdom and Provincial Homes. In terms of inclusions, Wisdom and Rawsons are (in our opinion) on top of the list. What I can tell you is that Rawson was very easy to deal with when it came to changing windows, moving walls and changing things, we didn't get charged at all or very little. For example if you look at our blog, you'll see we are building The Benham 29, but we got them to add in a walk in Pantry in the kitchen, a basin in the Powder room and we extended the family room and Bedroom 3 by 1 meter. Added in some extra windows like a large dining room window ( which we got for free) etc. We found ( and also looking at other review /forum sites) with Wisdom it seems to be a bit of hit and miss. And you have to be careful. They have really nice quality homes and are advertising heaps and they say on radio that it's the' real price' but is it? For example, we had a tender presentation whereby they hadn't even been out to the block and the site costs were 'estimates' only subject to blah blah blah and words like 'piercing allowances'. When questioned they said 'don't worry, the allowance is generous'. Well Rawson had an official guarantee with every item price included and locked in. We started the tender towards the end of June and the price has not changed one cent since then. As we are first time builders, that was important o us. If you want to chat further, pm me. You can just keep an eye on the block you want and cal the girls in the sales office to see if there has been any interest / which blocks are gone. The way it works is that you have to put your name down on a list with the block you want, then you (or a relative (one guy even paid someone)) has to be there (near the office so you can answer when they do a role call) 24/7 until the day of the sale. Then they take you into the office in the order of the list to pay your deposit. I think we were number 15 in line. When we were there about 3 weeks or so ago the lady in the office said that she doesn't know when the next release will be but she thinks it will probably be July. Is this the same info your sister has? So how does it work? We assumed they would give a couple of weeks notice to look at blocks and then an actual release date. Does this mean that we will only have the 4 days to decide on a block? Oh well at least we won't be camping for that long! I am sure I can con some family members to help us out!! I think there are only a few blocks left. We had the worst time with that developer and relieved that it is all over now with them. Our block was meant to be retained and flat. It has no retaining and has 1.5m fall which means site costs have just increased. We are ready to start building but due to the valuer saying the area is only worth $550,000 the bank has declined the tender from our builder which means change builder or put in the extra $46K we need by ourselves which I dont want to do. We are looking at Provincial Homes. Has anyone experienced them before? Happy for any feedback! Re: Caddens penrith 16May 13, 2013 4:49 pm our check plans arrived today! We drove past our block on the weekend and there are 3 sites with fences up, 2 have slabs and one was about to have the slab poured. another block had a "danger construction zone" sign up, but no other signs of work. Interestingly, Rawson and Wisdom are the two builders we have also looked at. I will be interested in seeing how you go. What designs are you choosing between? Re: Caddens penrith 20May 17, 2013 7:32 pm Hi VandM, We're checking out the Huntly (rawson) and the Aspiration (wisdom) this weekend. We were going to wait for next release but thought we'd put a holding deposit on a lot and do some surveys & costing for the right house ... If nothing worked to our budget we'd go for next release. So far so good we have a good lot, but needs some site work n landscaping but it's big and has a view. I believe they have leveled and put in retaining walls on all lots in the next release. Prices jumped 5-10k from 1st to 2nd release so this next lots will be big. I down loaded the DCP from the Penrith council website which I found really interesting and helpful. |
