Browse Forums Building A New House 1 May 21, 2014 3:05 pm Hi all. I'm building a new home and my builder has basically disappeared without a trace. The work is nearly finished and I've been left without a large number of crucial certificates (insulation, termite). Are there options for getting these certificates given that I cannot contract the tradespeople who originally did the work? Re: Obtaining certificates for Occupancy Certificate 2May 22, 2014 6:06 am The short answer is no. You might be able to obtain some of the required certificates yourself. ie: smoke detector certification.. but not the crucial ones like electrical, plumbing, building compliance etc.. It's also questionable whether the work done meet the requirements for compliance since the builder ran away as you say. Others might be able to give you advice on your next step and that depends on the state you are in and how much work left unfinished. It's best to check what documents and plans you have on hand too. The more information you have on hand the better chance you can move along. Re: Obtaining certificates for Occupancy Certificate 3May 22, 2014 8:13 am Actually, you should be able to pass. I'd speak to a few building surveyors and explain the situation. Logic will say you shouldn't have to redo all the work just to get the certificates. Actually I'd try and get in touch with the builders original building surveyor- they may be able to help you find certificates from tradies in the builders previous jobs, who may have done your job. Post up who the builder was, maybe someone here has built with them. You never know. Re: Obtaining certificates for Occupancy Certificate 5May 22, 2014 10:30 am obediah Hi all. Are there options for getting these certificates given that I cannot contract the tradespeople who originally did the work? Has your builder disappeared before getting final payment? If so you may have enough money to finish your house.
