Browse Forums Building A New House 1 Apr 14, 2013 6:27 pm Hi all, We are very new to this, so please be patient with the basic questions. We have been looking around the Elizabeth Hills/Middleton Grange Area. We noticed that some blocks are wide but not that deep and other blocks vice versa. Just wondering if a block is not that deep say, 25-30, but has a good frontage say 15+, is it still good. or should I be looking for more rectangle blocks for depth. I guess I worry when looking at putting a single story house on, and most of them seem to have a minimum of about 17 for the depth. I also know that we need to take into acount about 12m for setbacks, e.g 4.5 at the front and 7 at the back. Or have I confused myself! Its such a fun yet stressful process I have found! Thanks Re: Land size Questions/How do they get a house to fit on a 2May 14, 2013 11:32 am This is a very complex question. It requires a considerable amount of knowledge and experience. Or one can simply buy a block well and truly big enough. best left to the designer. In my mine, try and get a 3 D Designer-Builder. You'll be glad you did. cheers Re: Land size Questions/How do they get a house to fit on a 3May 14, 2013 4:51 pm Setbacks do vary depending on the council and sometimes the suburb. Usually the front setback is around 5m (to get a car on the driveway) Rear setbacks can be as little as 3m. (see http://www.anewhouse.com.au/?p=5010 for some more info) As far as choosing a block is concerned its normally a bit of compromise between house plans you like and the blocks you like. If you look around you will find designs for both wide and narrow blocks The Harder You Try - the Luckier You Get !
