Browse Forums Building A New House Re: Elderton Homes - reviews and feedbacks 21Jan 18, 2014 1:33 am Our builder is asking us to fork out in excess of $8000 extras just before we go to slab claim and im really at a loss now...I have lost my confidence in their tender price and am now considering any alternatives I might have I hope some of you experienced home owners reading this thread can help..we have a bub on the way and I feel very frightened I should never have signed with them and listened to their sales pitch. Im thinking of 1) backing out of the building contract and lose the deposit of $5k and onsell the land to someone more experienced at this 2) lodging a report with fair trading 3) hiring a building consultant to do an assessment of our situation and engage a solicitor The problem is im just an inexperienced first time owner and I dont know how much legal recourse I have in my situation, and I dont wish to spend hundreds or thousands of dollars going down a legal action path only to lose. Im pretty adamant that I did my due dilligence when at sales stage about this house and land package, and this sewer concrete encasement requirement should have been reasonably anticipated by any average builder and included in their tender, since it was them who drawn up the plans with the developer to market it as a pre approved design on a battle axe lot. They insist it was the developer who installed the sewer pipes off position and since it now runs less than 600mm from our garage it needs concrete encasement and extra pierrings. Developer insists they never did breach their end of the agreement as they installed according to the sydney waters requirements. Im caught btw them but since im now the owner of the land, I cop the bill I really hope someone who has experience in these sort of disputes can give us advice and help us. Even though the land value has gone up at least 15% since, if I can just get out of this deal now ill gladly do it at breakeven...thats how scared I am Re: Elderton Homes - reviews and feedbacks 22Jan 22, 2014 6:17 am Had a good sit down session with Elderton. We talked through the problem at hand and they expressed their understanding but as the fault was with the developer they cannot accept liability.. Anyway it was a good talk and their operations manager has come up with a creative alteration solution for us. More details can be had only after the engineers have finalized drawings, but fingers crossed we have gone past the worst. Im appreciative of Elderton's willingness to work thru the problem with us. You really can't expect more than this. After all they have to compete with other project home builders. Be prepared for other expensive surprises as the building progresses. Don't assume anything other than what is written into the contract. Having accepted that, I am still happy with Elderton. We were lucky to have a 4 week break after the slab was poured before the frame was to be erected. And, on the dot of the four weeks, the frame has appeared on the block and I have my fingers crossed that the weather now fines up so the frame can be erected quickly. Our block is small and the house has a large footprint and there is little room left over for the storage of building materials or waste. Parking for tradies is almost impossible with a 2 hour limit in the street. But worse still, there is no room on the street for a delivery truck to park. The truck with the frames could not park outside the house on Monday and had to take the frames back again. On Tuesday morning I found the site supervisor sitting on the kerb chasing away potential parkers to keep a place for the delivery truck to park. These problems have been factored into our quote. You may not have noticed it, but the further east you build, the higher goes the premium. Some project home builders will not build in the eastern suburbs or in suburbs with poor parking. Wisdom Homes quoted a surcharge of $25,000 if I wanted to build in Randwick. By building in Parramatta we had a surcharge of $10,000. Plus a lot more as the site was a knock-down rebuild site. I felt envious of the new suburbs where the developer seems to have removed everything from the block (including the top soil) before it was marketed. That would make the piering cheaper. But I also realise that the land reshaping in a new development means that there might be some nasty surprises hidden underneath. I have now made my first progress payment and this included all the variations made since the contract was signed. I am still thinking of new things which I must have, but these are now minor. Eg, I decided to put insulated roller shutters on the windows facing directly west at the side of the house. But these needed power points near the windows to allow us to use a remote control inside the house. So I have had to ask for 2 new power points. Elderton seems to be quite amenable to these changes. I am now pricing timber floorboards for the first floor rooms to be installed after handover. These have to be fixed to the particle board. Does anyone have any experience of timber floor boards being used this way? I must check with Elderton whether they have remembered that the floor floor level will be 19mm higher because of that and that the staircase manufacturer has to take this into account. The cheapest Australian timber I can get is Karri. Karris is a beautiful timber in any case. I don't want Kempas which is a bit cheaper but I could be taking away the forest where orangutans live puts me off this. I have decided against prefinished floor boards as they come in shortish lengths and don't look real. They have advised that the property is going to be registered in a year and finished by another year, but the price hold is only for 18 months and the contract also has sunset clause. Can anybody enlighten me on Elderton home realty who have bought the home and land package, how they are, is they are good/bad, if they delay the project on purpose etc?? Thanks in advance.
