Browse Forums Building A New House 1 Apr 10, 2013 10:16 pm I know this is a bit of a finance question but it is relative to extra inclusions in new builds so I thought I might get more responses here. I'm talking about the ones you add in as you go along like changing your mind to add in downlights or the data points for NBN or a tradie offering you extra etc We are looking at adding a few things in like downlights, extra paving and obviously the costs you want to meet immediately like fences and blinds. My question is..... My lenders condition was that everything needed to be included in contract and once final approval is given the customer is responsible for any over runs. So I guess I was wondering what things people have put in after contract but during build and if you have paid cash or credit? Trying to weigh up what is worth it and how to manage it. Re: Fixed price LOL Extras whilst building- cash or credit? 2Apr 10, 2013 10:28 pm I think it depends on how much you need it, what you can do after handover, and what you financial situation is like... We got all electrical work done in our building contract... We don't have any friends to do the work. THe price was comparable with paying it after handover... Kitchen upgrades, again I want the look consistent, therefore I am getting what I want done at time of build. I went to IKEA and Howard's storage to see what nifty things I can do post handover, my upgrades are things like pot drawers and overhead cupboards, melamine shelving in pantry in lieu of wire... Minimal really. We upgraded carpet, the standard carpet was okay, but it was 10 year warranty... For the convenience of getting something that was stain resistant, has a 25 year warranty, and lifetime stain guarantee we weighed what was the cost of getting it now versus getting it in ten or more years time when we will need too plus the cost of furniture removal etc. We were conservative. But we had the cash to pay for things post handover. Hence to say now we are getting closer to moving in, we won't have money to buy as much furniture when we move in, but the things we spent during the build are worth doing it now. Built a Hawthorne 31 with EB nessjeffdreamhouse.blogspot.com.au Building an investment now with New Living homes... We are at nearly finished... Just landscaping and driveway to go! Thanks for your response. We should of put more in our contract for electrical too. Now I'm looking at $6,000 to do a lot of the stuff I now realise I won't be able todo after handover or it will cost more. This calls into question some of the other things we wanted. I'm getting laundry fittings done after handover and the cupboard around our fridge. We were being cautious at the time not wanting the loan amount to go up but now I wish we had just stuck things in. For us it is more that we have funds at different times through out our build so it all depends on when a final payment for a service is needed. We may need to take the opportunity to pay via credit card and then pay off the next month if timing doesn't work. I wonder how many people will accept credit vs cash? And at what surcharge? Re: Fixed price LOL Extras whilst building- cash or credit? 4Apr 10, 2013 11:03 pm In regards to the upgrades though and we had to pay for them up front... Our progress payments were increased. The bank unfortunately wanted us to use our money before they paid for the prgressive payments from the loan... Re: Fixed price LOL Extras whilst building- cash or credit? 5Apr 10, 2013 11:12 pm We're in WA and ended up adding extras after the contract, much of it we didn't realise we could have done sooner. We had to pay it before they would start so it went n the credit card. They didn't charge a surcharge for using the card so it also meant we earned a few points as well. Re: Fixed price LOL Extras whilst building- cash or credit? 6Apr 11, 2013 5:21 am we paid the tradies cash for different work that was done and ovr work that is going to be done so far we have added niches sliding doors timber work above portico and barbeque also glass splashback to study area we have also changed kitchen but will pay for this when handover and final payment is required through our builder. i think there always be something that could should or should not or even wished we would have done Thank you so much everyone.
