Browse Forums Building A New House 1 Apr 10, 2013 1:15 pm Guys.. we've been in the new house for 10 months now.. A lot of fun has been had.. But, we are also seeing more and more hairline cracks.. at the joints of skirting boards, architraves, cornices.. can't say for sure how many cracks we have had.. because some have appeared and disappeared during that period of time.. but if we were to count at this point in time.. i would say we probably have hairline cracks on approximately 50 percent of the windows architraves joints, on 10 percent of the door moldings joints, on 20 percent of the cornice joints and on 20 percent of the skirting board joints. I know hairline cracks are expected as the earth moves, expands, and contracts.. But because i am seeing so many of them.. i am getting a little paranoid that it may be due to more serious underlying structural problems. Should i be concerned? Re: Hairline Cracks... should i be concerned? 2Apr 26, 2013 12:42 am Hi mr.21, I am no expert. I am a tradesman and would suggest that these hairline cracks are "NORMAL" Concrete, is a very unforgiving product. As the earth/soil expands and contracts, cracks can devlop! Your framing "Walls" the timber is also potentially "WET" and can twist and warp. This will all settle down in years 3 and 4. Unless the cracks are severe, that you can put your hand through, I would not bother about them and not waste any "Stress-time" on them, Cheers Andrew There is evidence of water on the head reveals. That could have happened during the build, or may be happening currently. There are water stains above a couple of windows… 2 3830 House movement is always a potential problem and there is a cause. Yes you should have it inspected by a competent and experienced building consultant 2 7038 The spacing of the studs looks pretty large especially for a load bearing wall. 3 11109 |
