With a 289m2 block at $329,000 I would say a an established house might be a tad more expensive but better suited to what you say your needs are Spoke to the bank and we can buy now using equity from our other house. If you had been renting from a landlord (which I assume would be more than you're paying at your parents'?), I probably would have said Buy, but because you say you're comfortable living with your parents while you save up, I think it's the best option. I think it's better to wait a little longer and find somewhere that is in the location you want and exactly what you want, rather than settling for something that's almost what you want in an area that's a bit iffy (in terms of roads and transport, etc).
