Browse Forums Building A New House 1 Apr 07, 2013 9:26 pm Well after the arrival of our 3rd child it didnt take to long to see that my wife and i would need a bigger house. Just after we had renovated our house and put a pool in. Oh well. We looked around at buying something established but couldnt quite find what we wanted. Then we started to look at land in the Mandurah area. Found what we think is a great block in a great suburb just close enough to the beach, 5 minute walk. So we bought the block in August 2012, and started to look at display homes still with a list of must haves. Still couldnt quite find what we wanted or a builder that would listen to our needs.We ended up going to a local builder in Mandurah Cachet Homes. Cliff and his team have been great and the whole process has been hasal free. Cliff listened to our needs and had some concept plans drawn up. After some back and forth we settled on a design and fit out.In between all this our house sold in 1hr so that really put the hurry ups on over christmas.

We want the house to be kind of solar pasive. Also the council has deemed the foot path that runs down the block to be a cycle way, which impacted on where the garage (man cave) went. We have been told build time is 6 months, so hopefully in by Christmas.I have spent countless hours on this site to get the thoughts of others as to some of the inclusions that you have put into your designs. So a big thank you. House is 383 sqmtrs under roof land is 741. Foyer has a large window to the cieling that will look out on to a garden(area between master and secondary bedrooms). This is our fourth house but our first build. One thing we have learnt from the other houses is you can not have enough storage, thus why we have put as much thought into storage, from the four car garage to the walk in linen in the laundry the hall way sliding cupboards, and butlers pantry,. Its all about storage. We figure that our 3 children will be with us for quite some time 8,6,2, so we wanted thier rooms to be no smaller than 3x4. The study could convert to a 5th bed room or guest stayover. The kids wing can be shut down when they do leave by simply closing the door to the activity. We are putting in 2x 26l instant gas hot water units. One will cover kitchen and master bedroom and the other the kids bathroom and laundry. Last house you had to run the hot water tap for 5 mins in the kitchen before the hot water came through due to the system being on the other side of the house. Kitchen will have 40mm essa stone and silk laminate on the cupboards, induction 900mm cook top. Main living area hallway foyer and activity will be tiled with 600x600 porcilen tiles( not the highly polished type). Cieling height is 30 course through out, garage as well.Exposed agg in alfrescoe, driveway back of laundy and a pathway down the back of the house. It is very well thought out and totally agree about never having too much storage (hubby thinks we are building a storage cupboard with bedrooms ). You have so many things in your plan that we have also included in ours, like having two HWS and being able to close off the kids wing. I agree about the storage, we've built it everywhere in our house. The media room will have the same glass doors. When my girls get older and start to have boys over I want to be able to see whats going on at a distance. I see that you guys are putting up a brick wall around the house. If you don't mind me asking - how much did that set you back? We were thinking the same but just not sure of the expense without getting down to the nitty gritty with a builder/contractor. Our builder won't organise anything like that so haven't really explored. Have you guys previously lived in or around Mandurah or will this be the first time living near the coast? The fence wont be brick, unless I win lotto soon. Fence will either be brush, but am stating to lean to good old clasic cream colour bond.
